Our client is a real estate private equity firm that manages the full development lifecycle, from land acquisition and entitlements through vertical construction, stabilization, and long-term asset management

 

What are we looking for?

We are looking for an experienced VP of Finance/Controller to lead the accounting, reporting, and financial operations. The firm's active development pipeline comprises six communities across the US totaling more than 706 multifamily units and over $229M in total development budget, along with a hospitality project in Tucson.

What's unique about this job?

Reporting to the CFO/Managing Partner, you'll build and oversee all fund-level and project-level accounting processes, ensure GAAP compliance, support capital-raising efforts, and serve as a key partner to executive leadership on a growing real estate private equity platform focused on ground-up development, build-to-rent communities, and value-add multifamily assets.

This is a high-ownership role in a fast-growing platform, where you'll also build the FP&A function over time, including hiring and mentoring analysts and establishing a disciplined reporting cadence.

Here are some of the exciting day-to-day challenges you will face in this role:
  • Oversee all accounting for GP and LP entities, including consolidations under ASC 810; manage capital calls, distributions, waterfalls, and carried interest calculations.
  • Prepare monthly financial statements, partner capital statements, and investor reports; coordinate annual audits and tax returns with external audit and tax firms.
  • Oversee job costing, construction draw packages, and reconciliation of development budgets, including WIP schedules, soft vs. hard costs, and capitalization of costs per GAAP (ASC 360).
  • Own commitment accounting for long-term construction contracts and review and approve monthly general contractor pay applications (AIA G702/G703 or equivalent) against the schedule of values and contracted commitment.
  • Establish and enforce change order, retainage, and lien waiver controls, including approval requirements and release procedures at project closeout.
  • Manage AP, AR, payroll, cash flow forecasting, and the corporate general ledger; oversee development management fee billing and ensure intercompany billings are recorded, reconciled, and eliminated properly in consolidation.
  • Own the annual budgeting and long-range planning process across corporate, fund, and project entities, and build the firm's core forecast models, including rolling 13-week cash flow, multi-year P&L, balance sheet, and liquidity/runway projections.
  • Lead the monthly and quarterly re-forecast cycle, reconciling each update to the prior forecast and delivering budget-vs-actual variance analysis with written commentary on drivers, risks, and corrective action.
  • Develop and maintain underwriting and investment models for new acquisitions and development opportunities, stress-testing key assumptions through sensitivity and scenario analysis.
  • Model capital structure and financing decisions, including construction loan draws, refinancing, and debt sizing, and evaluate their impact on project and fund returns (IRR, equity multiple, DSCR, debt yield).
  • Define and track the KPIs and management dashboards used to measure fund, project, and corporate performance, and present financial results and strategic recommendations to the CFO, Managing Partner, and investors.
  • Assist in preparing investor reporting packages, capital account statements, and due diligence materials to support capital raises and institutional partners.
  • Implement and improve accounting systems (Intuit Enterprise Suite & bill.com), internal controls, and closing procedures; monitor covenants, reporting deadlines, and lender deliverables.


You will shine if you have:
  • Master's degree in Accounting, Finance, or a related field; MBA from a top-tier institution preferred. CPA/CA nice to have.
  • 5–10+ years of progressive accounting experience in private equity, real estate development, or REIT/multifamily.
  • Strong knowledge of US GAAP, particularly ASC 810, 323, 360, 970, 842, and fund accounting principles.
  • Experience with construction accounting, cost segregation concepts, and investment accounting.
  • Hands-on experience with multi-entity structures, joint ventures, waterfalls, and investor allocations.
  • Demonstrated FP&A leadership experience, including ownership of budgeting, forecasting, and financial modeling for a multi-entity organization; advanced financial modeling skills required.
  • Advanced Excel skills; familiarity with Intuit Enterprise Suite a plus.
  • Advanced data analytics and database management skills required.
  • High attention to detail, strong communication skills, and the ability to thrive in a fast-paced environment.
  • Excellent verbal and written English communication skills.
