They are responsible for developing sustainable business relationships, negotiating engagement terms, and managing the transaction process to ensure client retention.
This is a remote position.
Senior Commercial Brokerage Originator / Rainmaker
This Evergreen Career Profile invites commercial real estate professionals to register for consideration for the Rutherford Talent Guild™. It is an expression of professional interest in future opportunities, not an advertisement for a current vacancy. Registration is not an application for a specific role, and it does not confer membership or promise a placement.
Commercial real estate decisions are rarely urgent until they are. A company’s lease expires, a business outgrows its space, an owner reconsiders a hold, an investor looks for an acquisition. The senior originator helps prospective clients recognise those decisions early, gives them advice they can trust and earns the mandate to act for them. In leasing and occupancy work that may mean representing an occupier through a relocation or renewal, or a landlord letting a building. In investment work it may mean advising an owner on a sale or a buyer on an acquisition.
We welcome established originators and rainmakers, full-cycle producers who win and execute their own business, producing team leaders, and credible aspirants preparing for origination responsibility. We also welcome professionals from leasing, asset management, corporate real estate, lending, development and advisory backgrounds who want to understand this functional vertical and where their own experience might lead. Registration records where you are now; curator review explores where you want to go and the evidence that supports it.
The mandate
The originator’s centre is suitable, sustainable business: diagnosing a client’s need, qualifying whether and how to help, developing credible advice and earning an appropriate mandate. The work is shared. Execution leaders, capital-placement specialists, researchers and analysts often carry much of the transaction once it is won, and many originators also lead execution themselves.
Authority depends on the firm, the engagement and the jurisdiction. Originators typically negotiate engagement terms within their firm’s delegation. The client decides whether to engage and whether to transact. Legal documents, lending decisions and valuations remain with the appropriate parties.
Representative challenges
An occupier’s lease expiry is approaching and its leadership is unsure whether to renew, relocate or restructure its footprint.
A landlord is weighing whether to appoint a new leasing agent for a building with persistent vacancy.
An owner is considering a sale but its price expectations differ from what recent evidence and available financing appear to support.
A long-standing client relationship depends on a senior colleague who plans to retire.
Representative work
Developing relationships with occupiers, owners and investors, and identifying decisions they are approaching
Qualifying opportunities, including recognising when not to pursue one
Preparing proposals and advice on leasing, disposition or acquisition strategy
Negotiating engagement terms within delegated authority
Involving execution, capital-placement, research and other specialists at the right time
Sustaining trust through the transaction and after it
Where you lead a team: developing colleagues and sharing client relationships
Accountability within the mandate
Accountable work: the quality of your needs analysis, advice, proposals, records and follow-up.
Shared decisions: engagement terms, strategy and pricing advice developed with colleagues and specialists.
Outcomes you influence: mandates signed, transactions completed, fees and client retention, which also depend on clients, counterparties, colleagues and markets.
Contexts we profile
We profile commercial brokerage in the United States first, then Canada and the United Kingdom, across office, industrial, retail, multifamily, mixed-use and specialised property types, and in gateway, regional and smaller markets. Market, property type and transaction size are context, not thresholds for registration. Leasing and occupancy origination and investment-sale origination are equally in scope. If you also win enterprise or multi-service relationships, tell us; we record that experience separately. No registrant needs experience of every situation. We are interested in the work you have done, your specialty, your personal contribution, the operating model you worked in and the authority you held.
What we are asking
The question is not simply whether you could hold an originator or rainmaker title. It is whether you have the demonstrated capability, or the assessed potential, to win and sustain suitable mandates in an appropriate context, and what professional development may be needed to get there. Rutherford certifies potential for high performance. That is different from past performance, and different from readiness for a particular role today.
For accepted members, a curator leads the development of a Career Thesis: the client or transaction problem you are best placed to solve, the environments in which you have shown it, your contribution and authority, the evidence behind it and one development priority. It is not required at registration, and any summary is shared with an organisation only with your consent.
The Rutherford Talent Guild™
The Rutherford Talent Guild™ is for executives and senior professionals pursuing permanent appointments. Rutherford manages a longer-term career relationship: interpreting your assessment alongside your experience, clarifying the mandates in which you can contribute most, identifying development priorities and, where there is a credible fit and under applicable arrangements, introducing you selectively to organisations for specific roles, including through private talent pipelines and Rutherford & Company retained searches. An introduction is an event in the relationship, not the relationship itself.
If your experience also includes leading transaction execution, you may register interest in our Commercial Transaction Execution Leader / Senior Deal Captain profile as well. Full-cycle producers often fit both. Each profile is reviewed on its own evidence.
How the process works
Registration → initial review → assessment invitation → assessment → curator review → membership decision.
Completing the assessment, including any payment associated with it, does not in itself confer membership. Membership carries no promise of introductions, interviews, appointments or placement.
The RutherfordINTEL Assessment informs our evaluation of potential and leadership style. Present readiness is considered separately through experience, technical capability and the requirements of a specific mandate.
About the RutherfordINTEL Assessment. RutherfordINTEL reports that its assessment predicts performance potential with 85% predictive accuracy. That is a statement about the instrument, not a guarantee or a probability of success for any individual, role or mandate. Your results are always interpreted by a Rutherford curator alongside your experience, achievements and objectives.
What we look for
Evidence before titles. During curation we will explore:
Which specialty you originate in (tenant or occupier representation, landlord or agency leasing, investment sales or acquisitions) and how you work across them.
How a new relationship you developed personally began, and how it became a mandate.
The difference between business you generated and business you inherited or were referred.
An engagement you declined or reshaped, and why.
How you brought in colleagues and specialists, and how credit was shared.
Any experience leading pursuits of continuing multi-service or multi-market relationships, and how winning them differed from running them. We record this experience separately from property-transaction origination.
What you were accountable for, what you decided jointly and what you influenced.
How we consider your background
Your title. An originator, rainmaker or senior producer title is welcome but not essential. Senior titles are not taken as evidence of any particular contribution; we consider the responsibility you carried.
Transaction volume and scale. No minimum transaction value, fee level or market applies to registration. We record the scale and complexity of your work, how credit was shared and your personal part in it.
Length of experience. No fixed minimum applies to this Evergreen profile.
Licences and professional designations. Recorded and considered alongside demonstrated capability. Licensing requirements vary by jurisdiction.
Personality. The RutherfordINTEL Assessment measures 85 factors, from which we have identified 72 possible personality dimensions. Only a limited few of these correlate with high potential for success in any given role, so personality is an important part of our evaluation. Your results are interpreted by a curator alongside your experience, achievements and objectives, never in isolation.
To register
Registration is short: your essential details, your function (Senior Commercial Brokerage Originator / Rainmaker), your sector and your current résumé. A LinkedIn profile is optional, and you do not need a Career Thesis. You will also answer three short written questions. Use an example you handled, or explain the approach you would take. Please do not include confidential client information.
