POSITION SUMMARY


The Workforce Housing Commercial Lead is responsible for driving revenue growth within BoxHouse’s Workforce Housing vertical of its high quality, rapidly deployable manufactured home business, across both direct sale and lease structures. This role owns the complete deal cycle from lead qualification through signed agreement, and serves as the company’s primary relationship-builder and subject-matter expert within the workforce housing vertical — including EPC firms and owner-operators in energy and infrastructure construction, data center construction, and industrial ramp-up housing. Many of these engagements are tied to a defined construction or project window rather than permanent occupancy, which often makes leasing the natural, lower-friction structure for the buyer; others — particularly longer-horizon or post-ramp workforce housing — are better suited to direct sale. Fluency across short-term leasing, long-term leasing, lease-to-own, direct sale, and partnership structures is essential to matching the right commercial structure to each opportunity. This role works closely with company leadership to shape go-to-market strategy, and partners cross-functionally with Operations, Finance, and Legal to ensure deals are structured for successful delivery.


KEY RESPONSIBILITIES


Pipeline Ownership


  • Own and manage a revenue quota for the workforce housing vertical across both sale and lease structures, building pipeline from initial qualification through signed agreement.
  • Provide accurate, timely forecasts through weekly pipeline reviews and monthly forecasting cycles.

  • Structure and negotiate terms appropriate to each opportunity — including unit pricing, delivery timelines, and, where leasing is the right fit, lease duration tied to project/build schedules and redeployment conditions at end of term.


Vertical & Channel Development

  • Identify, prioritize, and cultivate target accounts within the workforce housing vertical, including EPC firms and owner-operators across energy and infrastructure construction, data center construction, and industrial/manufacturing ramp-up projects.

  • Build and maintain relationships with key decision-makers — project owners, EPC procurement leads, and site management — relevant to the vertical.

  • Serve as the internal voice of the workforce housing vertical, feeding market intelligence back to product and operations teams on project timelines, financing norms, and buyer expectations.

Deal Structuring & Cross-Functional Coordination

  • Partner with Manufacturing/Operations to align commitments with production capacity, realistic delivery lead times, and end-of-term redeployment scheduling across overlapping projects.

  • Coordinate with Deal Desk on pricing, deal economics, and framework agreement structures for repeat EPC customers, across both sale and lease models.

  • Engage Legal on deal terms, with particular attention to construction-phase timelines, site access agreements, and — for leased deals — end-of-term return/refurbishment conditions.

  • Coordinate with internal partners to ensure each opportunity is routed to the commercial structure — sale or lease — that best fits the customer’s needs.

Reporting & Strategic Input

  • Deliver vertical-level market feedback to leadership to inform broader go-to-market and pricing strategy.

  • Represent BoxHouse at industry trade shows, conferences, and procurement events relevant to the workforce housing vertical.

CORE COMPETENCIES

  • Consultative solution selling — skilled at translating buyer pain points into a tailored value proposition rather than a transactional pitch.

  • Commercial structure fluency — comfortable working across short-term leasing, long-term leasing, lease-to-own, direct sale, and partnership structures, and identifying which fits a given opportunity.

  • Complex deal navigation — comfortable managing multi-stakeholder cycles involving EPC procurement processes.

  • Cross-functional fluency — able to speak credibly to operations/manufacturing time frames and deal economics, including redeployment scheduling across overlapping projects.

  • Vertical market fluency — sufficient depth in EPC-driven construction housing to be seen as a trusted advisor rather than a vendor.

  • Forecasting discipline — accurate, honest pipeline management.

QUALIFICATIONS

  • 5–10+ years of B2B or institutional experience in workforce housing, EPC-adjacent sales, energy/infrastructure construction services, or modular/manufactured housing.

  • Demonstrated track record of meeting or exceeding quota in a complex, multi-stakeholder sale or lease with 3–12 month cycles.

  • Direct experience selling or leasing into EPC firms or construction-phase housing programs, and existing relationships within the vertical, strongly preferred.

  • Familiarity with construction-phase project economics and how housing needs are typically financed within a capital project budget a plus.

  • Proficiency with CRM systems and disciplined forecasting practices.

  • Bachelor’s degree in real estate or business preferred.

  • Ability to travel to target markets, industry events, and BoxHouse facilities as needed.

  • Achievement of assigned revenue targets with forecast accuracy that operations and finance can plan around.

  • A repeatable redeployment cadence on leased deals — units cycling cleanly from one project’s end-of-term into the next — that improves fleet utilization over time.

  • Clear, actionable market feedback that shapes product, pricing, and go-to-market decisions.
