This is a remote position.

Meta Description:

Senior/Executive Project Director — General Contractor, Major Urban Mixed-Use Developments

Register interest in future contractor-side project director roles on major urban mixed-use developments. Evergreen expression of interest, not a vacancy.

This Evergreen Career Profile invites contractor-side project leaders to register for consideration for the Rutherford Talent Guild™. It is an expression of professional interest in future opportunities, not an advertisement for a current vacancy. Registration is not an application for a specific role, and it does not confer membership or promise a placement.

Building several towers on a shared podium in the middle of a working city asks a great deal of a contractor. Trades, suppliers, cranes, deliveries, neighbours, public spaces and, sometimes, occupied buildings all share the same constrained site. The contractor's senior project director leads the organisation that builds it: safely, to the agreed quality and programme, and with commercial exposure understood and managed.

We welcome established project directors and project executives who already lead contractor-side delivery, and credible aspirants preparing for that responsibility. We also welcome construction managers, commercial and operations leaders, and professionals from infrastructure, industrial or owner-side backgrounds who want to understand this functional vertical and where their own experience might lead. Registration records where you are now; curator review explores where you want to go and the evidence that supports it.

The mandate

The contractor's project director's centre is execution leadership: planning and controlling the work, leading field and project teams, managing trade partners and suppliers, coordinating interfaces and reporting accurately to contractor leadership and the owner's side. The work is shared. Contractor leadership sets delegations and approves major commitments. Designers and appointed specialists remain responsible for engineering and temporary-works design. The owner, usually through its representative, administers the owner's side of the contract.

Authority depends on corporate delegation, the contract and the jurisdiction. Contract and pricing arrangements vary, from lump sum and guaranteed maximum price to construction management, design-build and collaborative forms. Corporate obligations, statutory duties and professional responsibilities are distinct, and we consider them as they applied in each of your roles.

Representative challenges

•           A critical trade partner appears unable to meet its commitments partway through the structure or façade.

•           Deliveries, lifting and access must be planned on a constrained multi-tower site next to occupied buildings and public streets.

•           The contractor is asked to commit to a major package, or to an overall price and programme, while design and interface risks remain open.

•           An early phase must be completed, tested and handed over while work continues overhead and next door.

Representative work

•           Execution strategy, sequencing, logistics and the project programme

•           Trade packaging, procurement and subcontractor and supplier management

•           Project controls: cost, estimate to complete, change, notices and forecasting

•           Safety leadership and assurance, working with appointed specialists and field leaders

•           Quality, testing, completion and correction of defects

•           Communications with the owner's representative and the design team

•           Leading and developing project managers, superintendents and commercial staff

Accountability within the mandate

•           Accountable work: the quality of your plans, controls, forecasts, notices, supervision arrangements and escalation, within the authority your organisation gives you.

•           Shared decisions: package awards, recovery strategies and commercial positions approved by contractor leadership, and changes agreed with the owner.

•           Outcomes you influence: final cost, margin, completion dates, safety outcomes, defects and closeout, which also depend on design, owners, trades, suppliers, authorities and markets.

Contexts we profile

Our research focuses on integrated mixed-use urban developments whose construction cost exceeds US$2 billion. That is the scale we study, not a threshold for registration. Experience from other complex buildings, infrastructure or industrial programmes may be relevant, and we will discuss what transfers. We profile the United States first, then Canada and the United Kingdom. No registrant needs experience of every situation or contract model. We are interested in the projects you led, how they were procured and priced, the authority you held and the decisions you personally made.

What we are asking

The question is not simply whether you could hold a project director title. It is whether you have the demonstrated capability, or the assessed potential, to lead contractor-side delivery in an appropriate mandate, and what professional development may be needed to get there.

For accepted members, a curator leads the development of a Career Thesis: the delivery problem you are best placed to solve, the environments in which you have shown it, your contribution and authority, the evidence behind it and one development priority. It is not required at registration, and any summary is shared with an organisation only with your consent.

The Rutherford Talent Guild™

The Rutherford Talent Guild™ is for executives pursuing permanent leadership appointments. Rutherford manages a longer-term career relationship: interpreting your assessment alongside your experience, clarifying the mandates in which you can contribute most, identifying development priorities and, where there is a credible fit and under applicable arrangements, introducing you selectively to organisations for specific roles, including through private talent pipelines and Rutherford & Company retained searches. An introduction is an event in the relationship, not the relationship itself.

If your experience also includes owner-side delivery leadership, you may register interest in our Senior Project Executive / Executive Project Director — Owner's Representative profile as well. Each profile is reviewed on its own evidence.

How the process works

Registration → initial review → assessment invitation → assessment → curator review → membership decision.

Completing the assessment, including any payment associated with it, does not in itself confer membership. Membership carries no promise of introductions, interviews, appointments or placement.

The RutherfordINTEL Assessment informs our evaluation of functional potential, leadership style and readiness for a contractor-side delivery leadership mandate.

About the RutherfordINTEL Assessment. RutherfordINTEL reports that its assessment predicts performance potential with 85% predictive accuracy. That is a statement about the instrument, not a guarantee or a probability of success for any individual, role or mandate. Your results are always interpreted by a Rutherford curator alongside your experience, achievements and objectives.

What we look for

Evidence before titles. During curation we will explore:

•           The contractor-side responsibility you actually carried: the project, its uses and scale, the contract and pricing arrangement, your position in the organisation and the decisions you were authorised to take.

•           How you led safety and protected workers and the public when conditions changed.

•           How you handled a trade partner or supplier in difficulty.

•           How you documented assumptions and risk before a commercial commitment, and when you advised against one.

•           How you delegated to field and specialist leaders, and how you assured their work.

•           How you reported to the owner's side, including bad news.

•           What you were accountable for, what you decided jointly and what you influenced.

How we consider your background

•           Your title. A project director or project executive title is welcome but not essential. We consider the responsibility you carried.

•           Project scale and contract model. No minimum project value or particular contract model is required for registration. We record what you led and how.

•           Length of experience. No fixed minimum applies to this Evergreen profile.

•           Professional designations. Recorded and considered alongside demonstrated capability.

•           Personality. Fit is critical. The RutherfordINTEL Assessment measures 85 factors, from which we have identified 72 possible personality dimensions. Only a limited few of these correlate with high potential for success in a general contractor project director mandate, so personality is an important part of our evaluation. Your results are interpreted by a curator alongside your experience, achievements and objectives, never in isolation.

To register

Registration is short: your essential details, your function (F24b Senior/Executive Project Director — General Contractor), your sector and your current résumé. A LinkedIn profile is optional, and you do not need a Career Thesis. You will also answer three short written questions about contractor-side delivery decisions. Use an example you handled, or explain the approach you would take. Please do not include confidential information.
