Project Development Manager

As Project Development Manager, you’ll play a key role in growing demand for Polypipe Building Services across the commercial and high-rise residential markets across the North if England and Scotland.

Working closely with colleagues across the region and wider UK team, you’ll build relationships with consulting engineers, designers and other key project stakeholders to secure specifications across our full range of building services solutions, including above-ground drainage, water supply and fabrication systems.

You’ll take opportunities from early specification through to sales handover, helping to increase market penetration, grow profitable sales and strengthen the Polypipe Building Services brand as a trusted technical partner within the industry.

Key Responsibilities

• Develop and deliver a specification strategy that supports annual sales and market growth objectives.
• Identify, qualify and secure specifications across commercial, high-rise residential, industrial and infrastructure projects.
• Build strong, long-term relationships with consulting engineers, MEP consultants, framework providers and other key industry influencers.
• Develop and manage a healthy specification pipeline, taking opportunities from initial concept through to sales handover.
• Work collaboratively with Business Development and Regional Sales teams to maximise the conversion of specifications into profitable sales.
• Act as a trusted technical advisor, supporting customers with product selection, system design, installation and compliance.
• Deliver engaging CPD seminars, technical presentations, product demonstrations and training.
• Review technical drawings, specifications and BIM models to identify opportunities and recommend compliant solutions.
• Monitor market trends, legislation, competitor activity and emerging technologies to identify new business opportunities.
• Support product launches, exhibitions, industry events and other activities that strengthen awareness of the Polypipe Building Services brand.
• Maintain accurate CRM records, track specification performance and provide clear reporting on pipeline, project progress and sales forecasts.
• Collaborate across Sales, Marketing, Product Management and Technical teams, embracing new digital and AI-powered tools to improve customer engagement and specification performance.

Key Skills / Experience

• Demonstrable experience in specification sales within plumbing, heating, air conditioning, building services, pipework, valves or mechanical systems.
• A strong existing network of consulting engineers and M&E design consultants.
• A proven track record of securing product specifications and successfully converting them into profitable sales.
• Strong technical understanding of HVAC, plumbing and piping applications.
• Knowledge of relevant British Standards, Building Regulations, CIBSE guidance and industry best practice.
• Confidence interpreting technical drawings, specifications, BIM models and engineering documentation.
• Excellent communication, presentation and influencing skills, including experience delivering CPDs.
• Strong commercial awareness with the ability to influence technical and commercial decisions.
• Experience using CRM systems to manage sales pipelines, project opportunities and forecasting.
• Strong project and time management skills with the ability to manage multiple opportunities effectively.
• A proactive, self-motivated approach and the ability to work independently across a national territory.
• A full UK driving licence.
