We are seeking one Georgia-licensed real estate professional for a strategic business development role serving our real estate brokerage, PMI Mountain Gateway, and North Georgia Association Management.
This is a 100% commission-only independent-contractor opportunity with no salary, hourly wage, base pay, or guaranteed draw. There is no monthly brokerage fee while serving in the designated Business Development role.
Three Ways to Earn
Traditional Real Estate Sales
Represent buyers and sellers under our brokerage compensation plan.
Residential Property Management
Earn 25%–40% of first-year base management fees on qualifying new residential property-management business for PMI Mountain Gateway, depending on lead source.
Community Association Management
Earn 25% of first-year base management fees on qualifying new HOA, POA, condominium, and community-association management contracts for North Georgia Association Management.
Additional qualifying company-generated and cross-sell opportunities may also earn commissions under the written compensation plan.
Why This Role Is Different
A single relationship can create multiple opportunities. A rental-property owner may need management today and sell tomorrow. An investor may buy additional properties. A developer relationship may lead to association management, real estate transactions, and referrals.
This is a sales and business-development position, not a property-manager or community-manager position. You develop, sell, and close relationships; our operations teams handle day-to-day management after onboarding.
What You'll Do
- Build a pipeline of property owners, investors, associations, developers, builders, real estate clients, and referral partners.
- Generate business through outbound prospecting, networking, referrals, community involvement, and disciplined follow-up.
- Conduct discovery meetings, qualify opportunities, prepare proposals, and participate in presentations.
- Close qualifying PMI residential and NGAM community-association management agreements.
- Represent buyers and sellers in traditional real estate transactions.
- Maintain accurate CRM records, pipeline stages, and follow-up dates.
- Professionally hand new management clients to operations while continuing to develop the relationship.
What We're Looking For
- Active Georgia Real Estate Salesperson or Associate Broker license with ability to affiliate with our brokerage.
- Comfortable initiating conversations, asking for business, and consistently following up.
- Desire and ability to generate business rather than rely primarily on company-provided leads.
- Ability to communicate value to investors, owners, developers, business professionals, and association boards.
- Strong organization and CRM/pipeline discipline.
- Professional communication and presentation skills.
- Self-direction, accountability, resilience, and comfort with performance-based compensation.
- Real estate, property management, community association, investor, outside sales, or business-development experience preferred.
Who Will Thrive Here
This may be a strong fit if you enjoy real estate but want a business model broader than chasing the next closing.
You see an investor as a potential buyer, seller, management client, and referral source. You're comfortable developing relationships and explaining value to property owners, investors, developers, and association boards.
Most importantly, you want to build your own pipeline, understand that consistent follow-up creates business, and want your earning potential tied directly to the business you produce.
Flexible work from home options available.
