This is a remote position.

Meta Description: CRE Debt and Equity Placement Leader — Evergreen
Register interest in future senior debt and equity placement and structured finance roles in commercial real estate. Evergreen interest, not a vacancy.

CRE - Debt and Equity Placement / Structured Finance Leader

This Evergreen Career Profile invites commercial real estate professionals to register for consideration for the Rutherford Talent Guild™. It is an expression of professional interest in future opportunities, not an advertisement for a current vacancy. Registration is not an application for a specific role, and it does not confer membership or promise a placement.

Many real estate transactions succeed or stall on their capital. A buyer needs acquisition financing, a sponsor faces a maturity, a developer needs construction finance or a joint-venture partner, an owner considers a recapitalisation. The debt and equity placement leader helps clients understand what capital is feasible, compares structures and counterparties, and coordinates lender, investor and sponsor decisions towards terms the client can accept.

We welcome established debt and equity placement and structured finance professionals, those who mainly originate financing mandates and those who mainly execute them, producing team leaders, and credible aspirants. We also welcome professionals from lending, debt funds, real estate investment banking, asset management and development finance who want to understand this functional vertical. Registration records where you are now; curator review explores where you want to go and the evidence that supports it.

The mandate

The placement leader’s centre is a sound capital decision: understanding the client’s objectives and constraints, testing what the market will support, comparing cost, risk, control and flexibility, and keeping execution credible. The work is shared. Investment-sales and leasing colleagues may bring the opportunity. Lenders and investors make their own credit and investment decisions. Legal, tax and restructuring specialists advise where needed.

Authority depends on the firm, the engagement and the jurisdiction. Placement leaders typically advise and intermediate on the client’s behalf. They do not commit capital or bind lenders or investors, and they are not assumed to provide every category of specialist advice.

Representative challenges

  • A sponsor’s proposed capital structure appears inconsistent with the asset’s cash flow or the terms lenders will offer.

  • An anticipated lender or investor changes terms or withdraws shortly before closing.

  • A loan maturity or recapitalisation creates competing interests among owners, lenders and partners.

  • A buyer’s ability to bid depends on financing that is still being tested.

Representative work

  • Understanding the client’s objectives, constraints and risk appetite

  • Sounding the market and comparing debt, equity and hybrid structures

  • Preparing information for lenders and investors

  • Running competitive processes and negotiating terms within instructions

  • Coordinating sponsors, lenders, investors and specialists through to closing

  • Advising colleagues on financing feasibility in leasing and investment transactions

  • Where you lead a team: developing colleagues and sharing counterparty relationships

Accountability within the mandate

  • Accountable work: the quality of your analysis, comparisons, information packages, process management, records and escalation.

  • Shared decisions: recommended structures and counterparties agreed with the client and colleagues.

  • Outcomes you influence: lender and investor approvals, funding and final terms, which depend on clients, counterparties, markets and specialists.

Contexts we profile

We profile commercial brokerage in the United States first, then Canada and the United Kingdom, across office, industrial, retail, multifamily, mixed-use and specialised property types, and in gateway, regional and smaller markets. Market, property type and transaction size are context, not thresholds for registration. Debt and equity work are both in scope and are recorded separately; no particular financing product or lender type is required. No registrant needs experience of every situation. We are interested in the work you have done, your specialty, your personal contribution, the operating model you worked in and the authority you held.

What we are asking

The question is not simply whether you could hold a capital markets or structured finance title. It is whether you have the demonstrated capability, or the assessed potential, to lead sound capital decisions in an appropriate context, and what professional development may be needed to get there. Rutherford certifies potential for high performance. That is different from past performance, and different from readiness for a particular role today.

For accepted members, a curator leads the development of a Career Thesis: the client or transaction problem you are best placed to solve, the environments in which you have shown it, your contribution and authority, the evidence behind it and one development priority. It is not required at registration, and any summary is shared with an organisation only with your consent.

The Rutherford Talent Guild™

The Rutherford Talent Guild™ is for executives and senior professionals pursuing permanent appointments. Rutherford manages a longer-term career relationship: interpreting your assessment alongside your experience, clarifying the mandates in which you can contribute most, identifying development priorities and, where there is a credible fit and under applicable arrangements, introducing you selectively to organisations for specific roles, including through private talent pipelines and Rutherford & Company retained searches. An introduction is an event in the relationship, not the relationship itself.

If you also originate or execute leasing or investment-sale mandates, you may register interest in our Originator or Transaction Execution Leader profile as well. Each profile is reviewed on its own evidence.

How the process works

Registration → initial review → assessment invitation → assessment → curator review → membership decision. Completing the assessment, including any payment associated with it, does not in itself confer membership. Membership carries no promise of introductions, interviews, appointments or placement.

The RutherfordINTEL Assessment informs our evaluation of potential and leadership style. Present readiness is considered separately through experience, technical capability and the requirements of a specific mandate.

About the RutherfordINTEL Assessment. RutherfordINTEL reports that its assessment predicts performance potential with 85% predictive accuracy. That is a statement about the instrument, not a guarantee or a probability of success for any individual, role or mandate. Your results are always interpreted by a Rutherford curator alongside your experience, achievements and objectives.

What we look for

Evidence before titles. During curation we will explore:

  • Which forms of capital you have placed (senior debt, subordinate debt or preferred equity, joint-venture equity, recapitalisations) and for which property types.

  • Whether you mainly originate financing mandates, execute them, or both.

  • How you compared structures and explained trade-offs to a client.

  • A process where terms changed or a counterparty withdrew, and how you responded.

  • How you made clear whom you represented and what you could and could not commit.

  • What you were accountable for, what you decided jointly and what you influenced.

How we consider your background

  • Your title. A capital markets, debt and equity or structured finance title is welcome but not essential. Senior titles are not taken as evidence of any particular contribution; we consider the responsibility you carried.

  • Transaction volume and scale. No minimum transaction value, fee level or market applies to registration. We record the scale and complexity of your work, how credit was shared and your personal part in it.

  • Length of experience. No fixed minimum applies to this Evergreen profile.

  • Licences and professional designations. Recorded and considered alongside demonstrated capability. Licensing requirements vary by jurisdiction.

  • Personality. The RutherfordINTEL Assessment measures 85 factors, from which we have identified 72 possible personality dimensions. Only a limited few of these correlate with high potential for success in any given role, so personality is an important part of our evaluation. Your results are interpreted by a curator alongside your experience, achievements and objectives, never in isolation.

To register

Registration is short: your essential details, your function (Debt and Equity Placement / Structured Finance Leader), your sector and your current résumé. A LinkedIn profile is optional, and you do not need a Career Thesis. You will also answer three short written questions. Use an example you handled, or explain the approach you would take. Please do not include confidential client information.
