We're hiring a Business Development Representative to grow Thrive PropertyMx's brand-new third-party management division. This is a commission-only, remote-flexible sales role — you'll work and generate leads, meet property owners on-site, present our service tiers, and close contracts.
This position is designed for someone who:

- Communicates clearly with owners and with our Client Services team
- Has reliable transportation and owns a computer — this role runs entirely on AppFolio and HubSpot
Commission-only, with uncapped earning potential — full pay structure below.
WORK SCHEDULE & EXPECTATIONS
This is a remote-flexible position. There's no requirement to work from an office, and your day-to-day schedule is largely self-directed.
- Sync with our Client Services team weekly to review pipeline status and forecasting
- Submit signed leads for contract drafting once an owner is ready to move forward
WHAT YOU'LL DO
Lead Management & Sales
- Work assigned leads and generate your own through outreach and prospecting, from first contact through signed contract
- Meet prospective owners on-site, walk their properties, and assess pricing based on property type and unit count
- Present Thrive PropertyMx's service tiers and help owners choose the right fit for their property and goals
- Keep leads and next steps current in AppFolio and HubSpot, and submit signed leads to Client Services for contract drafting
Representing Our Services
- Clearly explain what's included in our full-service management — unit turns and renovations, maintenance and work orders, groundskeeping, and snow removal — all handled by our in-house team
- Speak knowledgeably about where we use trusted vendors (pest control, and select major projects like roofing or electrical work) versus what we handle ourselves
Property Sale Referrals
- When an owner is open to it, raise the possibility of listing and selling their property alongside our management services — this is a real part of the role from day one, not a future add-on
- This isn't the primary focus of the job, but a natural second conversation to have whenever it comes up with an owner
WHO THIS ROLE IS FOR
Strong fit if you:
- Have real estate, property management, or B2B sales experience
- Build trust quickly with property owners and can speak credibly about property management services
- Are comfortable with the accountability built into this pay structure — real support while you ramp up, real reward for producing
Not a fit if you:
- Need a steady paycheck and can't work through a commission-only ramp period
- Aren't comfortable driving to properties and meeting owners in person
PAY RANGE & HOW IT'S DETERMINED
This is a 1099 independent contractor position, paid per signed management contract as a flat dollar amount per unit, tiered by property size:

Tiers 1-3 are calibrated close to one month's management fee on a typical property; tiers 4 and 5 step up further to make the incentive to prioritize larger multifamily properties unmistakable.
Commission is based on the property's total unit count, not current occupancy — a 50-unit building pays the 50-unit rate whether it's fully leased or not, so you're never penalized for landing a property that needs lease-up work. Commission is paid once the contract is signed.
Growth bonus: Close 3 or more contracts in a single month, and every contract that month earns an extra $15/unit.
If a signed contract is cancelled by the owner within 90 days of signing, the commission for that contract is fully repaid to Thrive PropertyMx.
Ramp-period stipend: $750/month for your first 90 days, meant to support you while you build your pipeline — as long as you've signed at least 10 units (across one or more contracts) by the end of that 90-day window. If you haven't, the stipend paid during that period is repaid.
REQUIRED QUALIFICATIONS
- Wisconsin real estate salesperson license strongly preferred; will consider candidates who commit to obtaining one within 90 days of hire. This role is affiliated with our broker of record, since selling management services alongside occasional property-sale referrals is part of the job from day one.
- Valid driver's license and reliable personal transportation
- Own computer/laptop and reliable internet
- Comfortable presenting pricing and service packages to property owners in person
- Comfortable prospecting and generating new business on your own, not just working leads handed to you
- Able to manage a full sales cycle independently, from first contact to signed contract
- Willing to wear company-branded attire for on-site meetings
- Authorized to work in the United States
A strong plus (not required):
- Experience in real estate, property management, or related B2B sales
- Existing relationships with property owners or investors in the Milwaukee market
- Familiarity with AppFolio and HubSpot or similar CRM tools
