POSITION SUMMARY:
The Transitions Manager is responsible for leading the successful onboarding, integration, opening, and disposition of self-storage properties across the company's owned, managed, acquired, and third-party management portfolios. This role serves as the primary point of coordination following due diligence and is accountable for managing all transition activities necessary to ensure a seamless property launch, management takeover, acquisition integration, new development opening, or disposition.
Acting as the central project leader, the Transitions Manager works closely with cross-functional teams including Operations, Revenue Management, Marketing, Facilities, Accounting, Human Resources, Information Technology, Legal, Devon Executive Leadership, and Inland Acquisitions to coordinate timelines, track deliverables, identify risks, and drive execution.
The ideal candidate is highly organized, detail-oriented, and skilled at managing complex projects involving multiple stakeholders, deadlines, systems, and operational requirements. This individual thrives in a fast-paced environment, communicates effectively with internal and external partners, and takes ownership to ensure a successful transition from beginning to end.
In addition to managing property transitions and dispositions, the Transitions Manager supports operational initiatives, technology implementations, process improvements, and other strategic projects that enhance organizational performance.
CORE RESPONSIBILITIES:
Property Onboardings
- Lead the onboarding and transition process for newly acquired, newly developed, and third-party managed self-storage properties.
- Serve as the primary project manager and central point of contact throughout the transition lifecycle.
- Develop and maintain project plans, milestone schedules, task lists, and transition timelines.
- Coordinate activities across Operations, Revenue Management, Marketing, Facilities, Accounting, Human Resources, Information Technology, Legal, and other departments.
- Facilitate transition meetings, provide status updates, and ensure accountability for assigned deliverables.
- Monitor risks, identify potential roadblocks, and proactively develop solutions to keep projects on schedule.
- Ensure all operational, financial, technology, marketing, and staffing requirements are completed prior to opening or takeover.
- Coordinate ownership communications and provide regular updates throughout the onboarding process.
- Support post-transition follow-up activities to ensure all outstanding items are completed and the property is successfully integrated.
Property Dispositions
- Lead disposition planning and coordination for properties being sold, transferred, or exiting management.
- Coordinate activities with ownership groups, buyers, legal counsel, operations teams, accounting departments, and third-party stakeholders.
- Develop and manage disposition timelines and project plans.
- Ensure completion of all contractual, operational, financial, technology, and administrative requirements.
- Support the orderly transfer of records, systems, contracts, and operational responsibilities.
- Maintain detailed documentation throughout the disposition process.
Operational Projects & Strategic Initiatives
- Serve as key operator of the Facilities Management System (FMS) and play leadership role in implementation of new technologies, operational tools, and company initiatives.
- Assist with process improvement projects focused on operational efficiency and scalability.
- Coordinate cross-functional projects assigned by executive leadership.
- Document and refining onboarding procedures, transition playbooks, and project management frameworks.
- Identify opportunities to improve transition processes and enhance onboarding experience for property owners and internal stakeholders.
- Support special projects and ad hoc requests as needed.
SUPERVISORY RESPONSIBILITY:
- No direct supervisory responsibilities.
QUALIFICATIONS:
Education:
- Bachelor's degree in Business Administration, Project Management, Real Estate, Hospitality, Operations Management, or a related field preferred.
- Equivalent combination of education and relevant experience may be considered.
Experience:
- Minimum 5+ years of experience in self-storage operations, property management, project management, onboarding, transitions, acquisitions, or related fields.
- Experience managing multiple projects simultaneously in a fast-paced environment.
- Experience coordinating cross-functional teams and stakeholder groups.
- Self-storage experience strongly preferred.
- Experience supporting acquisitions, new development openings, management transitions, or property integrations preferred.
- Project management experience within a multi-site operating environment strongly preferred.
Certifications/Licenses:
- Project Management Professional (PMP) certification preferred but not required.
- Other project management, operations, or process improvement certifications are a plus.

- Familiarity with new store openings, acquisitions, onboarding processes, and management transitions.
- Knowledge of operational systems, marketing requirements, revenue management, vendor management, and property administration.
- Ability to understand and coordinate across multiple functional areas.
Technical Skills
- Advanced proficiency in Microsoft Excel, Word, Outlook, Teams, and PowerPoint.
- Experience with project management software and collaboration platforms.
- Ability to learn and utilize property management systems and operational technology solutions.
- Strong reporting, documentation, and process management capabilities.
WORKING CONDITIONS/PHYSICAL REQUIREMENTS:
Working Conditions:
- Remote-based position with frequent collaboration across departments and stakeholders.
- Occasional travel to newly onboarded, newly developed, acquired, or transitioning properties.
- Fast-paced environment requiring flexibility and adaptability.
- Frequent interaction with property owners, vendors, and operational teams.
Physical Demands:
- Prolonged periods working on a computer.
- Ability to travel regularly, including overnight travel as needed.
- Ability to walk storage facilities, inspect properties, and participate in site visits.
- Ability to lift up to 25 pounds occasionally.
Annual Base Salary Range: $86,343-$112,246
