We're looking for a highly organised and proactive Section 20 Project Coordinator to join our Procurement team.

This is a unique opportunity to take ownership of an important statutory process that helps ensure customers are consulted appropriately when major works are carried out or long-term supplier contracts are introduced. Working across multiple teams, you will play a vital role in ensuring our Section 20 consultation process is delivered effectively, compliantly and with the customer experience at its heart.

As our subject matter expert for Section 20 consultations, you'll coordinate a range of projects, build strong relationships with stakeholders across the business, and ensure all statutory requirements are met while supporting successful project delivery and cost recovery.

What you'll be doing

You'll take the lead in coordinating and continuously improving the Section 20 consultation process across the organisation. Key responsibilities will include:

  • Managing and coordinating Section 20 consultation activity across multiple projects.

  • Preparing and issuing statutory notices in line with legislative requirements and timescales.

  • Ensuring robust compliance with Section 20 consultation requirements and related legislation.

  • Maintaining accurate records and audit trails for all consultations, decisions and customer observations.

  • Building effective working relationships with colleagues across procurement, finance, operations, investment and customer-facing teams.

  • Managing customer observations and ensuring responses are handled professionally, accurately and within required timescales.

  • Coordinating the annual Section 20 programme to support a proactive approach to consultation planning.

  • Supporting dispensation applications where consultation is not possible within required timescales.

  • Reviewing processes and identifying opportunities to improve compliance, communication and customer outcomes.

  • Developing guidance, toolkits and training materials to increase understanding of the Section 20 process across the organisation.


What we're looking for

We're looking for someone who combines strong organisational skills with excellent attention to detail and confidence in managing complex processes.

You'll have:

  • Knowledge of Section 20 consultation requirements and statutory consultation processes.

  • Experience interpreting legal, contractual or service charge information and translating it into clear, customer-friendly communications.

  • Strong project coordination and process management skills with the ability to manage multiple priorities simultaneously.

  • Excellent written communication skills and a high level of accuracy.

  • Experience working with customer, property, leasehold, finance or procurement data.

  • The confidence to identify risks, challenge inaccuracies and ensure information provided to customers is correct and complete.

  • Strong stakeholder management and relationship-building skills.

  • The resilience to manage sensitive customer enquiries, objections or complaints professionally and empathetically.

It would be great if you also have:

  • An understanding of public sector procurement processes.

  • Knowledge of the Landlord and Tenant Act 1985, Leasehold Reform Act 2002 and their application within Section 20 consultations

Appointment to this role will be subject to a satisfactory Disclosure and Barring Service Check (if applicable), satisfactory references and possession of a valid Right to Work document.

This role may require specific qualifications, skills, knowledge, and behaviours to meet the Competence and Conduct Standard for Social Housing. If not already qualified, there may be an expectation to study towards a professional qualification.
