The Underwriter III manages a pipeline of complex loan files, making independent underwriting decisions and ensuring compliance with guidelines. They also provide guidance and support to other underwriters to maintain consistency and excellence in the underwriting function.
The Opportunity
The Underwriter III is responsible for underwriting complex Non-QM and DSCR investor loans, exercising advanced independent judgment, and approving guideline exceptions when appropriate. In addition to managing a personal pipeline, this role provides guidance and support to other underwriters and helps ensure consistency, compliance, and excellence across the underwriting function.
What You'll Do
- Manage a pipeline of complex loan files, reviewing documentation to determine borrower eligibility and mitigate fraud risk
- Independently complete underwriting decisions in accordance with company standards, investor guidelines, and regulatory requirements
- Evaluate and document Enhanced Review requests, including clearly articulated rationale for approved exceptions
- Serve as a subject matter expert on underwriting guidelines, SOPs, and investor requirements
- Provide guidance, technical support, and mentorship to underwriting team members
- Ensure loans meet compliance standards and are marketable for investors
- Evaluate borrower creditworthiness, collateral, and repayment capacity
- Confirm all lending conditions are satisfied prior to closing
- Maintain acceptable turnaround times and SLAs while managing complex files
- Deliver exceptional customer service to internal teams and external partners
- Collaborate cross-functionally to improve workflows, efficiency, and loan quality
- Perform other duties as assigned based on business needs
- Authorized Remote Locations: AL, AR, AZ, FL, GA, IL, IN, KS, KY, LA, NC, SC, TX, UT
- Work Schedule: Monday - Friday: 8:30 am - 5:30 pm CST
- Salary Range: $38.85 - $53.02/hr (Non-Exempt/Hourly/Overtime Eligible)
What We Are Looking For:
- 5+ years of mortgage underwriting experience, with deep expertise in Non-QM loans
- Advanced manual underwriting skills and independent decision-making ability
- Proven ability to manage time-sensitive, high-complexity loan files
- Strong initiative, reliability, and commitment to quality and team success
- Technology-savvy with experience working across multiple underwriting systems
- Excellent written and verbal communication skills
- Completion of all required training by designated deadlines
- High School Diploma or GED required
- Internal Applicants: Must meet minimum qualifications and have no recent disciplinary actions
What We Prefer to Find:
- Someone with experience with Non-QM Loans
- Someone with experience with underwriting DSCR loans
- Someone with an Associate and/or bachelor's degree in business or a related industry area major
