The Facilities Planning Team delivers facility condition assessments, capital planning, and asset management services to clients across Canada and internationally. Our clients include higher education institutions, K-12 school boards, healthcare organizations, government agencies, municipalities, corporate portfolios, and facility management providers. We provide data-driven insights that help organizations make informed decisions regarding their facility assets and capital investments.

Position Summary

Gordian is seeking an Architect – Facilities Assessment Consultant (Architectural) to support facility condition assessment, capital planning, and asset management projects across Canada.

The successful candidate will conduct architectural and building envelope assessments of existing facilities, evaluating the condition, performance, and remaining useful life of building systems and components. Working as part of a multidisciplinary team of assessors, the consultant will inspect a diverse range of facilities, including schools, hospitals, universities, government buildings, laboratories, airports, correctional facilities, and heritage structures.

This position is ideal for professionals with experience in architecture, building science, building envelope consulting, facility assessments, or asset management who are interested in applying their expertise to capital planning and lifecycle management initiatives.

Key Responsibilities Facility Assessment & Inspections

• Review drawings, specifications, maintenance records, previous reports, and other client-provided documentation prior to and during site assessments.
• Perform visual inspections of architectural and building envelope systems, including:
  • Roofing systems
  • Exterior walls and cladding
  • Windows and curtain walls
  • Doors and hardware
  • Foundations and waterproofing systems
  • Interior finishes
  • Accessibility features
  • Building envelope assemblies
• Assess the condition, performance, and remaining useful life of architectural systems and components.
• Conduct facility condition assessments (FCA) and building envelope evaluations in accordance with Gordian methodologies and industry standards.
• Document deficiencies, deterioration, code concerns, and operational issues using field notes, photographs, and digital assessment tools.

Analysis & Capital Planning

• Develop repair, replacement, and renewal recommendations based on observed conditions and industry best practices.
• Perform service life evaluations and deferred maintenance analyses.
• Support long-term capital planning initiatives through lifecycle forecasting and capital renewal recommendations.
• Prepare quantity takeoffs and develop repair and replacement cost estimates using RSMeans™, Gordian cost data, and other industry-standard resources.
• Prioritize repair and replacement projects based on condition, risk, operational impact, and client objectives.

Client & Project Support

• Collaborate with facility managers, operations staff, and client stakeholders to understand building history, maintenance practices, and operational requirements.
• Explain assessment findings and recommendations to clients in a clear and professional manner.
• Assist project teams with technical reviews, report preparation, quality assurance, and data validation activities.
• Support continuous improvement of assessment methodologies, standards, and best practices.

Data Collection & Documentation

• Utilize tablets and mobile assessment software to collect field data efficiently and accurately.
• Record findings within Gordian’s facility intelligence, asset management, and capital planning platforms.
• Prepare technical reports, cost analyses, and supporting documentation to a high standard of quality and professionalism.
• Perform quality assurance reviews to ensure data accuracy, consistency, and completeness.

Required Qualifications Education

• Diploma, Advanced Diploma, or bachelor's degree in:
  • Architecture
  • Architectural Technology
  • Building Science
  • Facility Management
  • Construction Management
  • Civil Engineering Technology
  • Or an equivalent combination of education and relevant experience

Experience

• Minimum 2 years of professional experience in one or more of the following areas:
  • Facility Condition Assessments (FCA)
  • Property Condition Assessments (PCA)
  • Architectural design and consulting
  • Building envelope consulting
  • Asset management
  • Facility operations
  • Property management
  • Building construction or renovation projects
  • Construction administration

Technical Knowledge

• Understanding of:
  • Canadian building construction systems and methodologies
  • Building envelope assemblies and performance
  • Accessibility requirements
  • Life safety requirements
  • Deferred maintenance and lifecycle planning principles
  • Asset management concepts
• Familiarity with applicable Canadian standards and codes including:
  • National Building Code of Canada (NBC)
  • Provincial Building Codes
  • Accessibility legislation and standards
  • Relevant CSA, ASTM, and BOMA standards

Technology Skills

• Proficiency with:
  • Microsoft Word

• Experience using tablets, mobile applications, and digital field data collection tools.
• Ability to work with drawings, digital construction documents, PDFs, and asset databases.

Preferred Qualifications

• Licensed Architect registered with a Canadian provincial or territorial architectural association.
• Eligibility for architectural registration in Canada.
• Architectural Technologist (AT) designation.
• Building Envelope Specialist (BES) designation.
• Certified Engineering Technologist (CET).
• Project Management Professional (PMP).
• Experience conducting:
  • Building envelope investigations
  • Roof condition assessments
  • Lifecycle and capital planning analyses
  • Facility condition assessments for large portfolios
• Knowledge of mechanical, electrical, structural, and site infrastructure systems.
• Experience with RS Means™, capital planning software, or asset management platforms.
• Government security clearance or ability to obtain clearance.
• Bilingualism (English and French) is considered a strong asset.

• Willingness to travel approximately 40–50% throughout Canada, with occasional international travel as required.
