Locate has an open position for a Transaction Manager supporting our national client base. You will own a defined book of existing client accounts and manage their real estate requirements from site selection through lease execution. You will direct outside brokers, negotiate directly with landlords and their agents, and maintain the accounts you manage. The ideal candidate has 1+ years of experience in transaction management or a similar field, an active real estate license, and a background in negotiating real estate deal terms.
Requirements
Essential Functions
Organize, manage, deliver, and report on transaction activity for an assigned book of client accounts
Manage site selection and lease negotiation from initial requirement through execution
Manage, monitor, and direct field brokers to ensure appropriate outcomes and deliverables, including setting requirements and timelines
Negotiate lease terms with landlords and their agents through to a signed agreement
Respond to client deadlines and internal deadlines on time
Maintain accurate and current deal records, notes, and critical dates in Locate's systems
Prepare accurate and informative project tracking reports, financial reports, and lease analyses
Prepare and present lease economics and recommendations to clients
Establish, maintain, and enhance client relationships through consistent follow-through
Coordinate with internal team members and other service lines supporting the account
Raise stalled transactions or client concerns with management in time to resolve them
Ensure that client policies and quality standards are met in relation to transactional processes
Follow Locate's documented transaction process and standards
Education & Experience
Bachelor's degree or equivalent work experience
Years of Experience: 1+ years in transaction management, brokerage coordination, lease administration, or a similar field
Experience negotiating real estate deal terms
Experience in financial analysis of lease terms
Proficient with Microsoft Office Suite (Word, Excel, PowerPoint) and CoStar
Certificates and/or Licenses
Active Real Estate Salesperson/Broker's License [Placeholder — required states]

This position is fully remote. Candidates must reside in one of the following states: AZ, CO, CT, FL, MA, NC, NH, NJ, NY, SC, VA.
Compensation
$80 - $115k per year DOE and location. This position is also eligible for a performance bonus.
