What You’ll Do:
As the Senior Manager, Property Technology & Systems, you will lead the strategy, governance, optimization, and ongoing evolution of Coastal Ridge's property technology ecosystem. This role is designed for a leader who understands how multifamily properties operate, not simply how software functions. You will combine operational expertise with technology leadership to ensure our platforms support portfolio growth, enhance the resident experience, improve operational efficiency, and deliver measurable business value. You will balance hands-on involvement in issue resolution with oversight of team-driven initiatives.
Leading a team of Property Management Software Specialists and Product Managers, you will serve as the connection point between property operations, corporate departments, external vendors, and executive leadership. You will drive property technology platform strategy, project execution, change management, vendor relationships, and cross-functional initiatives while ensuring systems remain configured, optimized, compliant, and aligned with the evolving needs of the business. This role owns the property technology application layer, including platform strategy, vendor management, adoption, and operational enablement, while partnering closely with IT, which retains ownership of enterprise infrastructure, security architecture, and technical service delivery.
Where You’ll Work:
While we prefer this role to be based at our corporate office in downtown Columbus, Ohio, remote candidates may be considered. Regular travel to Coastal Ridge communities and the corporate office may be required to support operational initiatives, stakeholder partnerships, and team development. Our corporate office overlooks Columbus Commons, which hosts more than 200 events each year. What You’ll Own:
- Own the strategic roadmap, governance, performance, and ongoing optimization of Coastal Ridge's property technology ecosystem, including Entrata, RealPage, AppFolio, EliseAI, LEAP, AIRM, Quickbase, Blue Moon, SurfaceAI, and future platforms.
- Lead and develop a team of Property Management Software Specialists and Product Managers responsible for platform administration, support, testing, implementation, migrations, and continuous improvement initiatives.
- Partner closely with Operations, Training, Revenue Management, Accounting, Marketing, HR, Maintenance, IT, and other shared services teams to translate operational challenges into scalable technology, process, reporting, automation, and training solutions.
- Evaluate emerging technologies, vendor enhancements, AI solutions, and integration opportunities while maintaining deep expertise in existing platforms, identifying underutilized functionality, and driving adoption of capabilities that maximize business value, efficiency, and portfolio performance.
- Oversee platform support operations, including Fresh Service ticket management, issue resolution, root cause analysis, prioritization, escalation management, system performance monitoring, and long-term solution development.
- Lead testing, user acceptance, implementation readiness, stakeholder communication, change management, and adoption strategies for platform releases, enhancements, and integrations.
- Own end-to-end project management for property technology initiatives, including acquisitions and property migrations, while partnering with IT on technical design, integrations, and infrastructure dependencies to ensure projects are delivered securely, on time, and with minimal operational disruption.
- Maintain and prioritize the property technology roadmap and intake process, balancing operational requests, strategic initiatives, compliance requirements, business impact, vendor enhancements, and available resources.
- Serve as the primary relationship owner for property technology platform vendors, managing escalations, support performance, roadmap reviews, contract discussions, enhancement requests, and partnership opportunities.
- Partner with Training and Operations leaders to leverage usage data, performance metrics, and stakeholder feedback to improve adoption, reduce operational friction, and support organizational change initiatives.
- Partner with IT and other business stakeholders to ensure compliance, audit readiness, data governance, access governance, vendor security oversight, incident response readiness, business continuity planning, and risk mitigation standards are maintained across the property technology ecosystem.
- Drive accountability and measurable business outcomes while communicating priorities, progress, risks, and recommendations to executive leadership.
- Perform other duties as directed and assigned.
What You’ll Bring:
- Bachelor’s degree in Business Administration, Property Management, Information Systems, Operations, or a related field preferred.
- 7+ years of progressive leadership experience in multifamily property operations, property technology, software operations, or a related field, with prior experience as a Regional Manager, Area Manager, Regional Vice President, Senior Community Manager, or comparable multi-site operations leader.
- Deep understanding of multifamily operations, including leasing, resident lifecycle management, renewals, maintenance operations, revenue management, compliance, and portfolio performance.
- 5+ years of hands-on experience administering, optimizing, and driving adoption of enterprise property management platforms (e.g., Entrata, RealPage, AppFolio, EliseAI, LEAP, AIRM, Quickbase, Blue Moon, SurfaceAI, or similar solutions).
- Proven success leading and developing high-performing teams while driving cross-functional initiatives, including system implementations, integrations, acquisitions, migrations, and organizational change management efforts.
- Strong analytical, problem-solving, and communication skills with the ability to translate operational needs into scalable technology solutions.
- Experience leveraging system data, reporting, automation, and AI-enabled tools to improve efficiency, adoption, and business outcomes.
- Strong understanding of software testing, user acceptance testing (UAT), change management, and platform governance within live operational environments.
