ABOUT THE ROLE

The Senior Business Applications Analyst – Estate Management supports the delivery and continuous improvement of Welltower’s maintenance applications, including Yardi Facilities Manager (FM) and Yardi Maintenance IQ (MIQ). This role serves as an experienced individual contributor, owning assigned workstreams and deliverables while partnering closely with the Lead Business Applications Analyst, operators, internal teams, Yardi, and other vendors. Combining strong business analysis, project delivery, and stakeholder management skills, the Senior Analyst translates business needs into standardized, scalable solutions and helps drive successful implementation, adoption, and ongoing application performance in a high-demand environment aligned with Welltower’s business strategy.

KEY RESPONSIBILITIES 

• Owns assigned application workstreams and deliverables within the wider program, managing priorities, plans, and outcomes in partnership with the Lead Business Applications Analyst
• Partners with the Lead Business Applications Analyst and other Business Applications Analysts to coordinate work packages, timelines, dependencies, and delivery quality
• Maintains project plans for assigned workstreams and tracks milestones, risks, issues, dependencies, costs, and change requests
• Builds effective relationships with operators, internal teams, senior stakeholders, and partners to support business goals and successful delivery
• Facilitates workshops, captures business needs, documents requirements, and helps define processes and delivery priorities
• Works with operators, Yardi, and vendors to clarify scope, timelines, priorities, and solution trade-offs, escalating material decisions when needed
• Supports the standardized design and continuous improvement of work orders, preventive maintenance, inspections, and unit turns
• Applies working knowledge of Yardi FM and Yardi MIQ to support solution design, configuration decisions, testing, and deployment
• Coordinates with Yardi, consultants, IT, and support teams on configuration, integrations, data readiness, and issue resolution for assigned workstreams
• Maintains functional documentation, design standards, governance requirements, quality assurance, and data integrity for assigned solutions
• Plans and executes UAT activities, including test scenarios, defect tracking, acceptance criteria, and coordination of business validation
• Supports operational readiness, training, SOPs, communications, and ongoing support in partnership with the Lead Business Applications Analyst and AVP, Operations
• Supports cutover, deployment, hypercare, and transition to ongoing support; troubleshoots issues and helps drive user adoption
• Provides clear status updates, recommendations, and issue summaries to project and business stakeholders; escalates material risks or resourcing needs
• Tracks cross-functional dependencies and works with project stakeholders to resolve blockers and keep assigned deliverables on schedule
• Tracks one-time and recurring costs for assigned workstreams against the business case or budget and supports ROI analysis
• Promotes best practices and continuous improvement of workflows, user experience, data quality, and application performance

MINIMUM REQUIREMENTS

Skills / Specialized Knowledge:

• Ability to independently own assigned application workstreams and deliverables while partnering effectively with Lead Business Applications Analysts, Business Applications Analysts, operators, and technical teams
• Strong project delivery skills, including planning, milestone tracking, risk and issue management, testing, and agile practices
• Strong stakeholder management, communication, facilitation, and problem-solving skills, with the ability to navigate competing priorities
• Working knowledge of Yardi Facilities Manager (FM), Yardi Maintenance IQ (MIQ), and Direct Supply TELS
• Strong business analysis and process design skills across work orders, preventive maintenance, inspections, unit turns, and related estate-management workflows
• Ability to manage multiple concurrent priorities and understand dependencies across broader programs and application environments
• Strong stakeholder engagement, written and verbal communication, presentation, and reporting skills
• Effective requirements documentation, quality assurance, root-cause analysis, change management, and continuous improvement capabilities

Experience:

• Approximately 5–8 years of experience in operations, facilities or estate-management systems, business applications, or technology implementation
• Hands-on experience supporting or implementing maintenance, estate-management, or other enterprise business applications
• Experience owning or making significant individual contributions to application workstreams, including requirements, configuration coordination, testing, documentation, and deployment
• Experience supporting project plans, risks, testing, stakeholder decisions, operational readiness, go-live, and post-go-live support
• Experience applying maintenance or estate-management systems to process improvement, operational workflows, and customer journeys
• Experience working directly with operators, business stakeholders, technology teams, and external vendors to deliver system enhancements and resolve issues
• Project delivery experience combined with hands-on technical or business application support experience
• Experience delivering system changes in a SOX environment is preferred

Education:

• Bachelor’s degree in accounting, finance, marketing, or a related field is preferred
• Agile, Six Sigma, PMP, or related project delivery certification is preferred
