General Purpose

This position is responsible for planning, organizing, developing, and directing the overall operation of the Maintenance Departments within the region in accordance with current federal, state and local standards, guidelines, and regulations governing each facility, and as may be directed by senior leadership teams, to assure that each facility is maintained in a safe and comfortable manner. Will assist senior leadership with all projects relating to physical properties.

Essential Duties

Facility Operations Management

  • Oversee the operations of multiple facilities, ensuring they operate efficiently and effectively in alignment with company goals and industry standards.

  • Develop and implement maintenance programs to ensure the safety and functionality of building systems, including HVAC, plumbing, electrical, fire safety, and medical equipment.

  • Ensure that all facilities meet compliance standards, including those related to safety, sanitation, and healthcare regulations.

Surveys and Corrections

  • Lead efforts for facility inspections, surveys, and audits, and work to address any deficiencies in a timely manner.

Vendor and Contract Management

  • Ensure services by outside vendors are completed as per contracts.

  • Oversee relationships with contractors, vendors, and suppliers to ensure quality service delivery.

  • Negotiate and manage contracts related to facility maintenance, services, and repairs.

Team Meetings and Interdepartmental Relations

  • Regularly meet with maintenance personnel and other department supervisors.

  • Maintain productive relationships with other departments.

Personnel Management

  • Provide leadership and mentorship to facility staff, promoting a culture of teamwork and continuous improvement.

  • Coordinate staffing levels and ensure the facilities are adequately staffed with trained personnel for maintenance and operations.

Safety Programs and Compliance

  • Supervise safety and fire protection programs and train personnel on safety measures.

  • Ensure maintenance personnel follow safety regulations and use safety equipment.

  • Develop and enforce health and safety protocols to prevent accidents and injuries for patients, residents, staff, and visitors.

  • Lead efforts in disaster preparedness and emergency response planning at each facility.

  • Ensure all environmental, health, and safety procedures are followed, with appropriate training and updates.

Environment Maintenance

  • Maintain supplies and equipment for a safe environment.

  • Manage material safety data sheets (MSDSs) and ensure proper labeling and storage of hazardous chemicals.

Damage Reporting

  • Document and manage equipment or facility damage promptly and respond to reports submitted by facility managers.

Budgeting and Financial Management

  • Assist in preparing the department’s budget and maintaining financial records.

  • Develop and manage regional budgets for facility maintenance and capital improvements.

  • Ensure that facilities operate within budgetary constraints while maintaining high-quality standards.

  • Monitor and report on cost efficiencies, finding opportunities for savings without compromising quality.

Quality Control

  • Conduct inspections to maintain quality control.

Emergency Handling

  • Be prepared to handle emergencies and reschedule maintenance work as needed.

Capital Projects and Facility Improvement

  • Manage large-scale renovation projects, from design to completion, ensuring they align with strategic goals and stay within budget.

  • Prioritize facility upgrades, renovations, and repairs to meet long-term goals.

  • Collaborate with the senior leadership team to align capital improvement projects with organizational growth.

Collaboration with Leadership

  • Collaborate with senior management on strategic initiatives, identifying opportunities for operational improvement.

  • Work with nursing and clinical leadership to ensure facilities support the needs of residents and patients effectively.

  • Represent the facilities team in leadership meetings, sharing insights, concerns, and recommendations for improvements.

Strategic Planning and Reporting

  • Contribute to the long-term strategic planning of facility operations in the region.

  • Prepare and present regular performance reports to executive leadership regarding facility operations, compliance, and budgeting.

Qualification (Education Experience)

  • Preferred Minimum of a Bachelor’s degree in either Facility Management, Healthcare Administration, or Business Administration.

  • Minimum of 3 years of experience in facility management, in a leadership role, in healthcare or post-acute care settings.

  • Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems.

  • Must have the ability to read and interpret blueprints.

  • Must be knowledgeable in building codes and safety regulations. Strong understanding of healthcare regulations, including CMS, OSHA, and local/state compliance requirements.

Physical Demands

  • Ability to sit, stand, walk, bend, and move throughout multiple facilities for extended periods.

  • Ability to occasionally lift, carry, push, and/or move up to 50 pounds.

  • Ability to use a computer, telephone, and other standard office equipment for prolonged periods.

  • Ability to read, hear, speak, and communicate effectively with team members, vendors, and facility leadership.

  • Ability to respond to emergencies and assist with resident evacuation procedures when necessary.
