About the Role
33Floors is seeking an experienced Project Manager to lead complex Yardi implementation and consulting projects for real estate clients.
This is a key client-facing role responsible for managing projects from initiation through completion, including project planning, governance, budgeting, resource coordination, risk management, change control, and executive-level communication. The Project Manager will serve as the central point of coordination between clients, consultants, developers, third-party vendors, and internal stakeholders.
The successful candidate will bring strong project leadership experience, practical knowledge of Yardi Voyager, and the ability to translate business and technical requirements into structured, achievable project plans. This individual must be comfortable managing multiple priorities, navigating challenging client situations, and maintaining accountability across cross-functional teams.
Key Responsibilities
- Project Leadership and Delivery
- Lead multiple concurrent Yardi implementation, upgrade, optimization, and consulting projects from initiation through successful completion.
- Define project scope, goals, deliverables, timelines, budgets, resource requirements, and success criteria in partnership with clients and internal stakeholders.
- Develop and maintain comprehensive project plans and documentation, including schedules, communication plans, stakeholder registers, RAID logs, change management plans, status reports, and decision logs.
- Establish project governance, meeting cadence, escalation paths, and clear ownership of project deliverables.
- Monitor project progress, dependencies, risks, issues, and milestones, proactively addressing obstacles that could affect delivery.
- Ensure projects are delivered in accordance with contractual scope, agreed timelines, quality standards, and budget expectations.
- Manage project closeout activities, including final deliverable acceptance, lessons learned, documentation, and transition to ongoing support.
- Client and Stakeholder Management
- Serve as the primary project management contact for assigned clients.
- Build trusted relationships with client executives, project sponsors, functional leaders, technical teams, and third-party vendors.
- Lead internal and external project meetings, steering committee meetings, status reviews, and executive updates.
- Communicate complex project information clearly and appropriately to both technical and non-technical audiences.
- Set and manage client expectations while maintaining a high level of responsiveness and professionalism.
- Identify, document, and resolve conflicts, competing priorities, and project concerns through effective facilitation and negotiation.
- Recognize opportunities to provide additional value to existing clients and partner with business development leadership on potential follow-on work.
- Yardi Implementation Coordination
- Apply working knowledge of Yardi Voyager and related real estate business processes to guide project planning and delivery.
- Coordinate activities among client users, Yardi consultants, developers, data teams, vendors, and other project stakeholders.
- Facilitate requirements-gathering sessions and support the development of detailed business requirements, functional specifications, and process documentation.
- Ensure that configuration, development, integrations, data conversion, testing, training, and deployment activities are properly sequenced and coordinated.
- Oversee the development and completion of key implementation deliverables, including user acceptance testing plans, training plans, conversion plans, deployment checklists, and cutover plans.
- Confirm that project teams are prepared for key milestones, including testing cycles, go-live readiness reviews, and production deployment.
- Financial and Resource Management
- Manage project budgets, forecasts, billing schedules, and financial performance.
- Monitor planned versus actual hours, project utilization, deliverable status, and remaining effort.
- Identify potential budget overruns or resource constraints early and develop appropriate mitigation plans.
- Partner with internal leaders to assign resources and balance project demands across the organization.
- Maintain accurate and current project information within the company’s project management system, Teamwork.
- Review project health regularly and provide clear reporting regarding schedule, scope, budget, risks, and resource needs.
Required Qualifications
- Minimum of five years of project management experience, including significant responsibility for complex software implementation or enterprise systems projects.
- Demonstrated experience managing projects through the full implementation lifecycle, from discovery and planning through testing, deployment, and post-go-live transition.
- Working knowledge of Yardi Voyager, or other Real Estate ERP’s, and their use within real estate organizations.
- Experience managing client-facing ERP implementation, upgrade, integration, data conversion, or optimization projects.
- Strong understanding of project governance, risk management, change control, budget management, resource planning, and stakeholder communication.
- Proven ability to manage multiple complex projects and competing priorities simultaneously.
- Experience working with executives, project sponsors, functional business leaders, consultants, developers, and third-party vendors.
- Demonstrated ability to manage difficult conversations, resolve conflicts, and negotiate practical solutions.
- Strong written communication, presentation, facilitation, and documentation skills.
- Proficiency with Microsoft Excel and other Microsoft Office applications.
- Ability to work independently in a remote environment while maintaining close collaboration with clients and internal teams.
Preferred Qualifications
- Project Management Professional certification or comparable project management credential.
- Experience with multiple Yardi Voyager modules, such as Commercial, Residential, Investment Management, Construction, Procure to Pay, or associated ancillary products.
- Experience with Yardi implementations involving integrations, custom development, data migration, or complex organizational structures.
- Familiarity with Teamwork or a comparable project and resource management platform.
- Experience working in a consulting or professional services environment.
- Experience managing projects for commercial, residential, investment management, or other real estate organizations.
