We develop powered land for large-load data centers - optimizing speed-to-power through colocating with renewable generation (since 2018) or standalone / behind-the-meter structures. The Role

Our team brings deep expertise across electric power markets, project development, and software development, positioning us as trusted experts in this rapidly evolving market. We are seeking a Project Development Manager or Director (level set to experience, confirmed in the offer) who has a proven track record of owning projects from concept through commercial operation, and must be able to personally drive land, interconnection, engineering, and deal execution.

You own projects from concept through commercial operation. You call the play. You personally drive land, interconnection, entitlements, and deal execution. You pull in counsel, commercial, engineering, and consultants, and you stay accountable to the milestones. 

This role is ideal for an experienced development professional who combines strategic thinking with hands-on execution and thrives in a high-growth startup environment. You will drive timelines, manage external partners (buyers, sellers, contractors, land owners, county officials, etc), and stay in the work.

Your Day-to-Day

  • End-to-End Project Execution: You will drive data center development projects from site identification through commercial operation, aiming for on-time, on-budget delivery while maintaining quality standards. You will manage critical paths, remove blockers, and coordinate seamlessly across development stages.
  • Drive land control and site developability: acquisition and lease negotiation, landowner relationships, and coordinating surveys and title. Contribute to unencumbering (easements, rights-of-way, surface/mineral, title defects, and other encumbrances) in partnership with our land team and counsel.
  • Interconnection and Power Infrastructure: Drive interconnection processes, utility coordination, and the electrical path for large-load facilities. Translate study results and constraints into siting and commercial decisions.
  • Project Diligence: Lead technical, financial, permitting, environmental, and real-estate diligence on your projects. Organize data rooms, issue lists, and project-management tracking so stakeholders stay aligned.
  • Cross-functional Collaboration: You will collaborate closely with our C-suite, VPs of Development and Strategy, engineering consultants, sales team, and operations teams to align on priorities, resolve challenges, and drive projects forward. Your ability to bridge technical execution with business strategy will be essential.

Requirements

  • 5+ years (Manager) or 8+ years (Director) developing utility-scale energy, energy storage, and/or data center projects, with demonstrated ownership from early stage through commercial operation or close.
  • Proven quarterback: you have personally run the critical path on live projects, not only overseen PMs or vendors who did.
  • Generalist development experience spanning land, interconnection, engineering, and deal execution. 
  • Demonstrated experience managing complex stakeholder relationships including enterprise customers, utilities, engineering firms, and landowners.
  • Strong knowledge of power infrastructure, interconnection processes, utility coordination, and electrical systems for large-load facilities.
  • Experience with land acquisition, permitting, environmental review, and securing project entitlements.
  • Outstanding communication and negotiation skills; able to influence internal and external stakeholders.
  • Self-starter with an entrepreneurial mindset who thrives in fast-paced, high-growth environments. Comfortable with ambiguity, building process from scratch, and adapting to changing priorities.

Preferred skills

  • Experience with colocated data center and renewable energy projects.
  • Background in energy markets, power procurement, or renewable energy development.
  • Knowledge of substation design and of EPC stages of infrastructure development.
  • Experience working at a high-growth startup or scaling operations.
  • Established network within IPP, data center, and/or land/title counterparties.
  • Development experience in ERCOT and/or other ISOs/RTOs.
  • Understanding of data center design, construction, and power requirements across hyperscale, colocation, and HPC/AI use cases.
  • Bachelor’s degree in a relevant field (e.g., Engineering, Business, Environmental Studies, Real Estate).
