About the team

The Title team supports Zillow Home Loans customers by ensuring title services are ordered, received, reviewed, and advanced accurately throughout the mortgage lifecycle. The team partners with title and escrow companies, processors, underwriters, closing teams, and other stakeholders to enable clear, insurable title and timely loan progression.

As Manager, Title, you will lead the Title Review teams, driving quality, turnaround time, and a consistent borrower and partner experience. About the role

  • Lead, coach, and develop Title Review Specialists; establish clear expectations, provide regular feedback, and support career growth.
  • Own daily title-team operations, including queue management, workload balancing, staffing coverage, escalations, and adherence to service-level and turn-time standards.
  • Oversee the complete title workflow: order placement, receipt and indexing of title packages, initial quality checks, specialist review readiness, title-condition management, and resolution of title-related blockers.
  • Monitor team performance through production, aging, quality, defect, rework, and SLA metrics; use insights to improve individual and team outcomes.
  • Provide guidance on complex title matters, including vesting, liens, judgments, encumbrances, legal descriptions, curative requirements, exceptions, and lien-position concerns; escalate material risk appropriately.
  • Partner with Processing, Underwriting, Closing, Funding, and Post-Closing to clarify title conditions, resolve file-level issues, and maintain smooth handoffs.
  • Build productive relationships with title agencies, settlement and escrow partners, and vendors; monitor service quality and drive timely resolution of recurring issues.
  • Own onboarding, training, nesting, job aids, and quality-calibration activities for the Title team; ensure procedures remain current as workflows, systems, and requirements evolve.
  • Drive continuous improvement by identifying root causes of title defects, delays, and repeat conditions; implement scalable workflow, documentation, and system enhancements.
  • Ensure team compliance with ZHL policies, investor and insurer requirements, applicable regulations, and borrower-data privacy standards.
