The Interior Designer will develop commercial and residential space plans, 3D models, and photorealistic renderings while managing material sourcing and procurement. They will also collaborate with project teams to ensure constructibility, manage budgets, and oversee the design intent through to final installation.

Preferred background
Experience with a design-build general contractor, architecture practice or interior design studio; adaptive reuse; custom millwork; and advanced walkthrough production. A relevant design or architecture degree, NCIDQ certification or comparable credential is valued alongside demonstrated work.
Space planning and concept development
Develop test fits, adjacency studies and dimensioned layouts for commercial tenant improvements and residential interiors. Resolve circulation, furniture placement, storage, workflow and the experience of moving through the space.
Assess existing-condition drawings, photos and measurements with the project team. Identify constraints, verify critical dimensions and distinguish confirmed conditions from assumptions before detailed design.
Create concept boards, finish palettes and coordinated interior schemes, including cabinetry, custom millwork, feature walls, ceilings, furnishings and lighting intent. Incorporate accessibility and building-system requirements with the responsible professionals.
3D visualization and CAD documentation
Produce accurate 3D room models and polished, photorealistic renderings that communicate spatial proportions, materials, texture, lighting and the intended atmosphere from multiple useful viewpoints.
Use 2020 Design for detailed layouts, cabinetry, manufacturer catalog selections, materials and presentation views. Use AutoCAD for precise plans, elevations, sections, schedules and interior details.
Create client-facing 360-degree panoramas and immersive presentations where appropriate. Experience producing animated or interactive 3D walkthroughs through a demonstrated, compatible workflow is strongly preferred.
Maintain consistent dimensions, selections and revisions across models, renderings and drawings. Deliver organized editable files, accurate references, clearly labeled issue sets and presentation-ready exports.
Material sourcing and procurement support
Source finishes, fixtures, furnishings and custom millwork suited to the design, budget and use. Evaluate commercial durability, maintenance, availability, samples and installation requirements.
Prepare selection schedules identifying manufacturer, product, finish, dimensions, quantities, supplier, price basis and lead time. Obtain comparable quotes and propose alternatives that preserve design quality.
Coordinate approvals and purchase-by dates with Procurement and Project Management. Flag long-lead items, discontinued products and substitutions early; review samples and submittals against the approved design.
Light estimating and value engineering
Prepare preliminary quantities and allowances for interior finishes, cabinetry, fixtures and furnishings. Support conceptual budgets with supplier pricing and documented assumptions for labor, freight, tax and installation.
Compare design alternatives by appearance, function, installed cost and schedule. Explain the effect of each option and help clients prioritize where their investment has the greatest visible and practical impact.
Provide clear takeoffs, specifications and scope notes to Estimating. Reconcile selections with approved allowances and identify cost changes before presenting them as committed scope.
Construction coordination and completion
Collaborate with architects, engineers, estimators, project managers and field teams to resolve constructibility questions and protect the design intent from early planning through final installation.
Support site verification, consultant coordination, permit documentation and responses to field questions within assigned scope. Review shop drawings, finish transitions and installation details with the responsible team.
Track revisions and client approvals, communicate changes to affected parties, and support finish inspections, punch-list resolution and final styling appropriate to the project scope.
Required qualifications
15+ years of progressive interior design experience, with substantial completed commercial interiors and residential renovation or fit-out work.
Expert, hands-on proficiency in 2020 Design, including the Design Live / Design Flex product family, and AutoCAD. Demonstrated ability to create and revise native project files independently.
An exceptional portfolio showing original design concepts, full-space commercial planning, detailed renderingsand completed transformations, with the candidate's personal contribution clearly identified.
Strong command of proportion, scale, circulation, color, texture, lighting and material composition, supportedby practical knowledge of custom millwork and interior construction.
Proven material sourcing, specification and vendor coordination skills, with the ability to explain design choiceand budget tradeoffs to discerning clients.
