As Property Surveyor, you will play a key role in supporting HX Group’s property strategy across the UK. This is a broad role combining property acquisition and asset management, with a primary focus on identifying and securing new sites, alongside managing the existing portfolio.

You will help identify, assess, negotiate, and deliver new property opportunities, while also ensuring that existing assets within the portfolio are effectively managed and aligned with business needs. The role will be especially important in supporting the continued growth of Holiday Extras and Airparks’ direct operations, partner subletting opportunities, and wider expansion across the UK.

This isn't a typical property role. You'll be out in the market finding the next locations for Holiday Extras and Airparks, building relationships, assessing opportunities and turning them into commercially strong deals. We're looking for an entrepreneurial, commercially driven and relationship-led candidate - someone hands-on and deal-hungry, who can help shape and drive our expansion journey from the ground up. You'll be comfortable picking up the phone, building relationships from scratch, and turning opportunities into signed deals. In short: a self-sufficient operator with strong property instincts, the commercial nous to evaluate and negotiate complex deals, and the drive to grow a portfolio.

This is an exciting opportunity for someone who enjoys working across the full property lifecycle, from sourcing and negotiating new sites to managing existing assets and driving long-term value. 

This is a remote, field-based role where you’ll spend much of your time out across the UK, getting close to the market, building relationships and finding new property opportunities. We’re looking for someone who enjoys being out there - meeting operators, agents and landowners, exploring potential sites and creating opportunities rather than waiting for them to appear.

When you’re not on the road, you’ll work remotely from home, with occasional travel to our HQ in Hythe, Kent for important meetings and team collaboration.

The Role

What you’ll be doing

• Identify and evaluate new property opportunities across the UK in line with HX Group’s growth strategy
• Assess and pursue land and site purchases from existing operators, as well as leasehold opportunities, to support Holiday Extras and Airparks' expansion across the UK
• Lead and support acquisition activity, including site sourcing, due diligence, financial evaluation, negotiation, and deal execution
• Manage and optimise a portfolio of existing property assets to ensure strong commercial and operational performance
• Support the expansion of Airparks through the acquisition of strategically valuable locations
• Work on opportunities to generate additional value through partner subletting and profit rent arrangements
• Build strong operational relationships with landlords, agents, partners, legal advisors, planners and other external stakeholders, including competitors
• Use your relationships to build and maintain localised knowledge and a deep understanding of the market at key airport locations 
• Support lease negotiations, renewals, rent reviews, and wider property-related commercial discussions
• Monitor asset performance and identify opportunities to improve value, efficiency, and return on investment
• Work closely with internal stakeholders across operations, finance, legal, and commercial teams to ensure property decisions support wider business goals
• Navigate local market conditions, regulations, and compliance requirements
• Provide insight, reporting, and recommendations to support strategic property planning and decision-making

What we’re looking for

• A genuine entrepreneurial mindset - someone who's comfortable picking up the phone, building relationships from scratch, and getting deals done through conversations as much as formal processes.
• Experience in property, real estate, asset management, acquisitions, or estate management
• Strong understanding of both property acquisition and ongoing asset/portfolio management
• Proven ability to negotiate commercial property deals and manage stakeholder relationships effectively
• Strong commercial and financial awareness, including asset valuation, lease terms, and investment logic
• Experience working across multiple markets or jurisdictions would be a strong advantage
• Ability to manage a varied workload across strategic projects and operational property matters
• Confident communicator with strong relationship-building skills
• Confident presenting property opportunities, commercial insights and recommendations to internal stakeholders.
• Comfortable working independently while collaborating closely with cross-functional teams
• Analytical mindset with the ability to assess opportunities and risks clearly
• Experience in airport-related assets, parking, mobility, travel, or operational real estate would be advantageous
• MRICS qualification or similar professional property qualification would be beneficial, but is not essential depending on experience
