Role overview
About the client
The company buys, builds, and operates high-value commercial real estate assets and outdoor wellness resort destinations across the West. Operating as a vertically integrated investment and asset management firm, we handle the entire deal lifecycle in-house, from deal sourcing, acquisitions, and development to capital raising and ongoing operations.
They blend institutional real estate deal execution with a fast-paced, high-energy, and modern work culture. To keep their high-velocity team focused on core growth, combine structured deal coordination, established payment safeguards, and offshore accounting support with an agile internal team. They value low red tape, proactive problem-solving, tech-forward workflows, and a relentless commitment to operational excellence.
About the role
The Financial Controller serves as the central financial backbone of the business, taking full end-to-end ownership of numbers across all funds, holding companies, and management entities.
- Primary Mission: Translate strategic assumptions into clear, dependable financial metrics to guide executive decision-making, manage risk, and optimize cash flow.
- Core Responsibilities:
- Overhaul and manage linked operating models, fund-level rollups, and annual budgets.
- Own rolling cash flow forecasts, intercompany accounting, and quarterly investor distribution waterfalls via InvestNext.
- Oversee a full-time bookkeeper and run a strict, reliable monthly close.
- Maintain end-to-end Accounts Payable controls and provide rapid turnaround on lender/investor reporting.
- Operational Edge: Operates with an AI-first methodology—building, auditing, and automating financial workflows (reconciliations, reports, variance tracking) to maximize leverage.
Key responsibilities
- Financial Models: Take over existing property-level operating models and fund-level rollups. Keep them linked, formula-driven, and updated with monthly actuals so changes at the property level flow seamlessly to the fund.
- Budgeting: Build annual budgets for every property and entity, track budget versus actual monthly, and explain key variances.
- Cash Flow Forecast: Own forward cash forecasting across the portfolio (operating cash, capex/construction draws, debt service, intercompany funding, and distributions). Identify tight months early and present actionable options.
- Investor Distributions: Calculate quarterly investor distributions through fund waterfalls (preferred returns, splits, fees). Ensure full reconciliation with books and fund documents, and execute payouts via InvestNext (our investor portal).
- Fund & Entity Books: Manage the bookkeeper and run the monthly close for funds, management company, and holding entities (reconciliations, accruals, intercompany balances, and clean consolidations). Review property managers' financials monthly and push back when something doesn't tie.
- Accounts Payable (AP): Own AP end-to-end (coding, approvals, payment runs, vendor follow-up) with robust controls to prevent errors and fraud.
- AI-First Systems: Put AI at the forefront of every system you own. Automate data pulls, reconciliations, variance analysis, and reporting to speed up the close and focus team time on decision-making.
- Lender & Investor Reporting: Package clean P&Ls and balance sheets on request so lenders and investors never wait on us.
Qualifications & skills
Must-Haves
- 5+ years in real estate accounting/finance (ideally as Controller or Senior Accountant at a real estate sponsor, syndicator, or private equity firm).
- Strong multi-entity experience (consolidations, intercompany balances, accrual accounting, clean monthly close).
- Fund accounting experience, including investor distribution waterfalls (preferred returns, profit splits).
- Advanced modeling capabilities in Excel or Google Sheets (operating models, fund rollups, budgets, cash flow forecasts).
- Strong AI proficiency (hands-on experience using tools like Claude/ChatGPT to build/audit models, automate reporting, or accelerate closes).
- Proven experience managing a bookkeeper or small accounting team.
Nice-to-Haves
- CPA certification (or progress toward it).
- Hospitality accounting experience (hotels, resorts, glamping, RV parks); familiarity with USALI is a plus.
- Construction accounting expertise (draws, capex tracking, construction loans).
- Experience creating lender packages and managing bank refinances.
Ideal Candidate Mindset
- Owner Mentality: You don't wait for someone to point out errors. You spot them, fix them, and communicate what changed.
- Skeptical & Analytical: You actively challenge assumptions and push back when numbers don't tie out.
- Loop Closer: When you say it's handled, it's handled. Deadlines are non-negotiable.
- Fast & Accurate: High velocity without sacrificing rigor—you understand the appropriate depth required for every task.
- Clear Communicator: Able to explain financial principles in plain English to operators, lenders, and investors.
- System Builder: Focuses on scalable process improvements rather than recurring manual spreadsheet fixes.
- AI-First Mindset: Daily user of AI tools to build, audit, and automate. Every system design starts with: "How much of this can AI do?"
- Trustworthy: Extremely meticulous with capital protection and fiduciary responsibility.
- Outdoors Enthusiast: You live and love the outdoor lifestyle brand. (Bonus points if you’ve stayed at a hot spring this year!)
Tech stack
- Highly proficient in modern AI automation tools: claude is the company’s default platform
- Standard real estate & corporate accounting platforms, payroll systems, expense management, and investor portals (InvestNext, Quickbooks, Ramp)
Ongoing Success Metrics
- Books are closed and published on time every month.
- Reliable forecasts with zero unseen cash surprises.
- Lender and investor requests turned around in ≤ 2 business days.
- Distributions accurately calculated and paid on time.
- Reduced volume of financial questions reaching the CEO.
Ongoing Success Metrics
First 90 Days
- Take over existing property and fund models, know them cold, and ship your first round of improvements.
- Monthly close for every fund and entity runs on time with balance sheets and P&Ls tied out.
- A live portfolio cash forecast (by month and entity) is reviewed monthly.
- Annual budgets built for every property and entity for the coming year.
- AP consolidated into a single process with clear approvals and zero late/duplicate payments.
- Quarterly distribution calculations documented, repeatable, and reconciled with books and InvestNext.
- Automated at least two recurring workflows (e.g., budget vs. actual, distribution calculations) using AI.
