ROLE OVERVIEW

 

About the Client:

The client is a private investment firm focused on opportunistic and special situations real estate credit investing. They invest across senior loans, subordinate debt, preferred equity, note acquisitions, rescue capital, and other complex real estate transactions.

About the Role:

The Investment Analyst will work directly with the Principal and Portfolio Manager across structuring, underwriting, transaction execution, and asset management. This role is focused exclusively on evaluating, structuring, executing, and managing investments – not originations, the firm has a dedicated sourcing function. Please note that candidates must possess their own equipment, including a headset, and a high-quality fiber optic internet connection. Hours will be tracked using Hubstaff monitoring software to ensure accountability.

 

Key Responsibilities

  • Screen and evaluate prospective investments based on collateral, capital structure, basis, sponsorship, downside protection, and repayment sources.
  • Build complex financial models addressing property-level cash flows, debt sizing, capital structures, funding schedules, interest reserves, waterfalls, leverage, downside scenarios, and investment returns.
  • Prepare detailed investment committee memoranda and supporting analyses for the firm’s institutional limited partners.
  • Coordinate and analyze financial, legal, collateral, property-level, and sponsor due diligence.
  • Support capital markets and leverage syndication processes, including analyzing various financing proposals or structures, preparing offering materials, diligence coordination, and closing execution.
  • Assist with term-sheet negotiation, transaction structuring, legal documentation, closing conditions, and funding.
  • Monitor portfolio investments, update underwriting and valuations, evaluate covenant compliance, and analyze amendments, extensions, restructurings, and exit alternatives.
  • Maintain consistency across financial models, investment memoranda, approved terms, and definitive transaction documents.

Qualifications & Skills

Required

  • Minimum of 2 years of real estate finance and/or investment experience at an investment bank, financial advisory or brokerage firm, private equity firm, real estate investment firm, or similar institution.
  • Advanced financial modeling and analytical capabilities.
  • Strong understanding of commercial real estate valuation, credit metrics, capital structures, and investment returns.
  • Exceptional written communication skills and experience preparing detailed investment or credit memoranda.
  • Ability to manage complex transactions, multiple workstreams, and time-sensitive deliverables.
  • High degree of accuracy, judgment, accountability, and attention to detail.

Preferred

  • Familiarity modeling office, retail, and industrial transactions via Argus Enterprise and Excel.
  • Experience underwriting and executing complex structured finance transactions.
  • Advanced experience modeling complex debt and equity investments.
  • Experience preparing institutional-quality investment committee materials.
  • Experience in US-based bankruptcy and restructuring transactions is valued but not required.
  •  Familiarity with AI tools such as ChatGPT and Claude is highly beneficial.
