Overview
As a Title Clearance Coordinator, Post Sale, you are responsible for reviewing post-sale title commitments, identifying title defects or conveyance impediments, and coordinating timely resolution to support good and marketable title for conveyance, claim filing, third-party sale, or other post-foreclosure disposition. This role requires extreme attention to detail, strong follow-up discipline, sound judgment, and a commitment to meeting strict client, investor, agency, and regulatory timelines.
What you will do
Post-Foreclosure Title Clearance and Conveyance
- Review post-foreclosure title reports, title commitments, foreclosure deeds, vesting documents, legal descriptions, and related documentation to identify items that must be cleared prior to conveyance, claim submission, sale, or final disposition.
- Coordinate resolution of title defects, liens, judgments, prior mortgages, deed issues, vesting discrepancies, mobile home issues, probate matters, tax issues, municipal violations, and other exceptions that may impact good and marketable title.
- Work with attorneys, title vendors, clients, servicers, investors, agencies, property preservation teams, claims teams, and internal business partners to cure post-sale title and conveyance issues.
- Monitor conveyance timelines and title clearance milestones to help ensure compliance with client, investor, agency, and regulatory requirements.
- Review, document, and escalate title issues that may cause conveyance delays, reconveyance risk, claim curtailments, or loss of reimbursement eligibility.
Reporting, Pipeline Management, and Quality Assurance
- Utilize reports, queues, dashboards, client systems, and internal platforms to manage a pipeline of post-foreclosure title clearance and conveyance files.
- Perform daily follow-up on outstanding title curative items, vendor requests, attorney updates, claim-related documentation, and client or investor requirements.
- Maintain accurate file notes, status updates, documentation, and audit-ready records reflecting title review findings, clearance efforts, and resolution steps.
- Review work for accuracy, completeness, and adherence to process requirements before files move to conveyance, claim, sale, or final disposition stages.
Communicate and Collaborate
- Respond to emails, system tasks, vendor requests, and phone inquiries in a timely and professional manner.
- Act as a liaison for clients, servicers, attorneys, title vendors, internal staff, outside agencies, and other stakeholders involved in post-foreclosure title clearance and conveyance.
- Communicate openly and respectfully with clients, team members, vendors, and leaders regarding title status, risks, escalations, and next steps.
- Support client and lender relationships by providing timely updates, accurate information, and proactive issue resolution.

What you will bring
- High School diploma or equivalent
- 1-5 years of experience in default servicing, title clearance, foreclosure, post-foreclosure, REO, conveyance, claims, mortgage servicing, or related real estate/mortgage operations
- Working knowledge of real estate titles, foreclosure deeds, post-sale title review, deed preparation, legal descriptions, liens, judgments, and title curative processes
- Familiarity with investor and agency timelines or requirements, including FHA/HUD, VA, USDA, FNMA, FHLMC, or similar guidelines, preferred
- Strong customer service focus and ability to communicate effectively with clients, attorneys, vendors, and internal partners
- Ability to work in a fast-paced environment, manage competing priorities, and meet strict deadlines
- Strong attention to detail, follow-up discipline, and documentation accuracy
- Self-motivated: ability to work with minimal supervision
- Capability to work both independently and as part of a team
- Ability to work overtime, as needed
- Problem-solving mindset with ability to identify risks, escalate issues, and multitask
- Proficiency with computers, including Microsoft Office and mortgage servicing or title production systems

For California, Colorado, and New York applicants, the pay range is $21hr - $25hr
