The Senior Construction Project Manager will lead the planning and execution of retail buildout projects across North America, managing all contractors and vendors to ensure projects are completed on time and within budget. This role involves cross-functional collaboration with internal teams and external stakeholders to oversee the full project lifecycle from design review to store opening.

OVERVIEW
The Senior Construction Project Manager will be the primary lead for the planning and buildout execution of assigned projects throughout North America. This role will be directly responsible for the oversight and management of all General Contractors, suppliers, and service providers to ensure on-time and on-budget project completion.
RESPONSIBILITIES
Responsible for the full life-cycle project management of assigned retail projects throughout North America (up to 10 projects per year)
Align with Real Estate, Store Design, and leadership to define project milestones and overall schedule
Review and assist with negotiation of Landlord Work Letters prior to lease execution
Attend and contribute to Landlord Kick-off calls to ensure alignment on LL work and project specific requirements
Partner with Store Design and Expeditors to execute proper documents needed to submit through to respective Building Departments.
Review and redline Preliminary Design Sets to ensure accurate scope and details, as well as identify long lead materials and project risks
Manage the bidding and award process with contractors/vendors
Communicate and form relationships with Landlord representatives to kick off construction, identify spatial conditions against lease exhibits and understand requirements for store opening.
Create and communicate the Vendor Delivery Schedule (VDS) for coordination of all owner-supplied material in coordination with GC construction schedule
Manage and maintain all external vendor relationships throughout the duration of construction
Review and approve project Shop Drawings and Submittals
Lead weekly OAC calls to review project status with all project stakeholders
Review and approve GC Payment Applications and supplier invoices
Review and validate potential Change Orders from GC’s and suppliers and provide approval recommendation
Partner with Construction Finance Manager to maintain accurate and timely budget forecast
Liaise with internal Operations, IT, Finance, Marketing and Facilities teams to ensure cross functional collaboration throughout project lifecycle
Perform periodic site visits to ensure projects are meeting quality and schedule expectations
Generate contractor(s) punch lists and monitor their timely completion
Support the New Store Opening team during merchandising period
Obtain all final closeout documents and lien waivers necessary to submit Tenant Allowance request package
Provide consistent feedback on details, designs, and methods of construction to improve schedules and build out costs
Maintaining a project file for all correspondence, transmittals, emails, etc.
Frequent Travel Required - up to 30%
QUALIFICATIONS
6-8 years of project management experience in specialty or luxury retail
Ability to manage multiple projects concurrently in various stages of development
Knowledge of labor and material costs, and best practices in the retail construction industry
Strong communication skills in both verbal and written format
Experience working with Project Management Software (ex. Procore, PlanGrid, etc.)
Experienced in working in a fast-paced environment.
