You will manage the entire lifecycle of off-market and distressed real estate transactions from signed agreement through closing. This involves coordinating with attorneys, title partners, and lenders while ensuring all deadlines, documentation, and property access requirements are met.
Once the acquisitions team has a signed agreement, you own the path to closing. You will know where every active file stands, what is blocking it, what must happen next, who is responsible, and when an issue needs to be escalated.
This is not a conventional MLS transaction-coordinator role. One file may involve an expiring reinstatement quote, a foreclosure auction, several deeds, a hard-to-reach heir, a mobile signing, and an occupant who has not moved out. Your job is to work out the next steps, involve the right people, and keep following through until the transaction is closed and the file is complete.
You will manage multiple active transactions at different stages, primarily involving properties in South Carolina. You will use the company’s systems and communication tools to track deadlines, document progress, coordinate the parties involved, and keep each file moving toward closing.
What You Will Own
You will work directly with the Business Operations Manager, Founder & CEO, acquisitions team, title partners, lenders, and legal counsel. You will be expected to recommend next steps and move routine work forward. Legal decisions, material financial commitments, and exceptions to approved deal terms remain with counsel or leadership.
Experience That Aligns with This Role
The closest match is someone who has personally owned difficult files in off-market real estate, distressed acquisitions, investor transactions, title or closing operations, foreclosure or default servicing, probate or inherited property, property management, or difficult occupancy.
You may currently work as a title processor or examiner, curative-title specialist, closing coordinator, escrow officer, foreclosure or default-servicing coordinator, real-estate paralegal, investor transaction coordinator, property operations coordinator, or residential property manager. We care less about the exact title than whether you have personally moved difficult files through documents, deadlines, outside parties, and closing.
Strong candidates will have demonstrated experience, typically three or more years, in off-market real estate, title or closing operations, default servicing, foreclosure, probate, property operations, or another environment involving difficult real-estate files, along with most of the following:
Success in This Role
Success means files keep moving, deadlines and good-through dates are protected, sellers and partners know what is needed, and occupant or access issues are handled calmly. Over time, recurring problems are fixed in the process, completed files are closed out cleanly, and the acquisitions team no longer has to manage routine contract-to-close work.
Performance will be assessed through on-time closing rate, missed critical deadlines, file accuracy and close-out, response and follow-up time, progress on title or other blockers, and the accuracy of pipeline reporting.
What the Opportunity Provides
You will own a part of the business where good judgment has a direct effect on whether transactions close. You will have direct access to the people making the decisions and the ability to improve how the work is done rather than simply follow a script.
We are hiring one Transaction Coordinator to start. As transaction volume grows, there may be an opportunity to add support or move into a Lead Transaction Coordinator role. Any progression will depend on performance and the needs of the business.
Compensation & Employment
This is a permanent, full-time role employed by Blue Peak Ventures’.
Base compensation: $60,000–$70,000 per year. This is an annualized range equivalent to approximately $28.85–$33.65 per hour based on a 40-hour workweek. The position is nonexempt and eligible for overtime in accordance with applicable law. The final base rate will reflect the candidate’s directly relevant experience.
Work schedule: Core working hours are generally Monday through Friday, 8:30 am to 5:00 pm Eastern Time. Foreclosure deadlines, signings, closings, and occupant matters occasionally require work outside normal hours.
Remote work and field coordination: This is an operationally remote position available to candidates located in South Carolina, North Carolina, Georgia, Florida, Tennessee, or Texas. Local vendors and field resources perform on-site work; the Transaction Coordinator directs and follows up on that work remotely. Any required business travel must be approved in advance and will be reimbursed in accordance with company policy.
