The Product Trainer will educate loan officers on Non-QM mortgage products, investor guidelines, and loan structuring to improve file quality and production. They will also serve as a technical resource for complex scenarios and develop training materials to support the sales team.
Griffin Funding is a consumer-direct mortgage lender headquartered in San Diego, with branches in Irvine, Scottsdale, and Charlotte and licensing in 47 states plus DC. Our core is Non-QM: DSCR, bank statement, asset depletion, and 1099 loans, alongside conventional, FHA, and VA. Our borrowers are self-employed professionals, real estate investors, and retirees whose finances don't fit a standard box.
That is where you come in. As Product Trainer, reporting to our VP of Sales, you will be the person our loan officers call when a scenario gets complicated. Working alongside our branch managers, you will teach LOs how each investor and program actually works, where the guidelines differ, and how to structure and submit a complete, clean loan the first time. You will turn product knowledge into production.
If you are the person others already call when a scenario gets complicated, because you know the matrices, the overlays, and which investor will actually take the deal, this role was built for you. It rewards product depth and the patience to teach it, not origination volume.
Train loan officers on products and investors
Build and deliver product training on our Non-QM lineup (DSCR, bank statement, P&L, asset depletion, 1099, foreign national, and interest-only options) and our agency and government programs
Teach the differences that matter between investors: guideline nuances, overlays, reserve requirements, seasoning, LTV and FICO grids, and pricing adjustments
Partner with branch managers to run new-hire product onboarding and ongoing training for experienced LOs
Keep LOs current when investors change guidelines, launch programs, or update matrices, and translate those changes into plain-language guidance
Help LOs structure and submit complete loans
Serve as the go-to resource for scenario desking: which program fits, which investor is the best execution, and what the file needs
Coach LOs on income calculation, documentation requirements, and building a complete submission package before it reaches processing and underwriting
Review files with LOs to catch gaps early and reduce suspenses, conditions, and fallout
Work with processing, underwriting, and the lock desk to close the loop on recurring file issues and turn them into training
Build the training program
Create and maintain product guides, cheat sheets, scenario libraries, and recorded walkthroughs in our training platform
Track where LOs struggle (common conditions, product misfits, repeat questions) and build training around the patterns
Measure training impact against file quality, pull-through, and turn times, and report results to leadership
Required
5+ years in mortgage lending, with at least 3 years working directly in Non-QM
Deep, working knowledge of DSCR, bank statement, and asset-based qualification, including income calculation and documentation standards
Experience across multiple Non-QM investors and the ability to compare their guidelines side by side
A track record of teaching, coaching, or supporting loan originators, whether as an AE, trainer, underwriter, or senior processor
Clear, patient communication: you can explain a complex guideline to a new LO without losing an experienced one
Comfort building training content (guides, decks, recorded sessions) and presenting live, in person and on video
Preferred
A reputation as the product expert on your team, the person colleagues bring their hardest scenarios to
Underwriting or scenario desk experience
Active or prior NMLS license
Our five core values shape who we hire and how we show up for borrowers and each other.
Commit to 5-Star Service. You care about getting it right for the LO and the borrower, every file.
GRIT. You do the work, stay disciplined, and keep going when a scenario gets hard.
Resourceful Problem Solvers. When the first program doesn't fit, you find the one that does.

Growth-Minded Team Players. You share what you know, communicate clearly, and make the people around you better.
Location: In office preferred. Remote considered for the right candidate.
Base salary: $65,000 - $85,000, Annual Variable Compensation: $10,000 – $25,000
Medical, dental, and vision coverage, 401(k), and paid time off
