The Investments Analyst is responsible for supporting the full investment lifecycle of the company's retail real estate portfolio, including acquisition underwriting, due diligence, asset performance analysis, and business plan execution. The role partners with investment, asset management, leasing, and property management leadership to identify opportunities, optimize portfolio performance, and drive strategies that enhance property value and investment returns.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

  • Conduct financial underwriting, valuation analyses, and due diligence support for acquisition, disposition, redevelopment, and capital investment opportunities.
  • Develop, maintain, and update financial models used for acquisition analyses, forecasting, budgeting, valuation, and strategic planning.
  • Analyze property operating performance, leasing activity, tenant sales, capital expenditures, occupancy costs, market conditions, and competitive dynamics to identify risks and opportunities.
  • Support acquisition and disposition activities, including due diligence coordination, transaction analyses, closings, asset on-boarding, and integration into portfolio management systems.
  • Support the development and execution of annual business plans, lookback analyses, operating budgets, capital plans, and strategic asset initiatives.
  • Evaluate asset performance against business plan objectives and recommend strategies to improve property value, operating performance, and investment returns.
  • Conduct property-level analyses related to lease economics, redevelopment opportunities, , capital investment initiatives, and buy/hold/sell recommendations.
  • Prepare investment memoranda, portfolio reports, property performance summaries, financial analyses, and executive-level presentations to support senior leadership and Investment Committee decision-making.
  • Partner with leasing, property management, accounting, development, construction, and other cross-functional teams to support strategic asset initiatives and portfolio optimization efforts.
  • Develop and maintain reporting tools, dashboards, and performance metrics to support portfolio management and investment decision-making.
  • Perform data validation, reconciliations, and quality-control reviews to ensure the accuracy and integrity of financial analyses, forecasts, and reporting.
  • Identify and implement process improvements that streamline underwriting, forecasting, reporting, and portfolio management workflows.
  • Support special projects, strategic initiatives, and ad hoc analyses as requested by senior leadership.

COMPETENCIES:

  • Strong financial modeling, valuation, underwriting, and quantitative analytical skills.
  • Knowledge of commercial real estate valuation methodologies, investment metrics, underwriting principles, asset management practices, and portfolio performance drivers.
  • Ability to analyze investment opportunities using key return metrics, scenario analyses, sensitivity analyses, and financial modeling techniques.
  • Ability to review leases, operating statements, tenant sales, capital expenditure plans, and market data to support underwriting assumptions and investment recommendations.
  • Advanced proficiency in Argus, Microsoft Excel, PowerPoint, Power BI, data visualization tools, AI-enabled analytical platforms, and other relevant technology tools.
  • Strong written, verbal, and presentation communication skills with the ability to convey complex financial analyses and recommendations clearly.
  • Excellent organizational and project management skills with the ability to manage multiple priorities, deadlines, and competing demands simultaneously.
  • Strong attention to detail and commitment to producing accurate, high-quality analyses, well-supported recommendations, and presentation materials.
  • Demonstrates ownership and accountability for financial analyses, investment recommendations, and deliverables on a timely basis
  • Ability to balance acquisition underwriting responsibilities with on-going asset management priorities.
  • Intellectual curiosity and strong desire to understand property-level value drivers and value-creation opportunities.
  • Sound judgment, critical thinking, and problem-solving skills with the ability to develop practical, data-driven recommendations.
  • Effective collaboration skills with the ability to build productive relationships across acquisitions, leasing, property management, accounting, development, construction, and executive leadership teams.

REQUIRED EDUCATION AND EXPERIENCE:

  • Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field.
  • 2 - 5 years of experience in acquisitions, asset management, investments, valuation, consulting, lending, commercial real estate finance, or related disciplines.
  • Strong financial modeling, underwriting, analytical, written communication, verbal communication, organizational, and presentation skills.
  • Demonstrated ability to manage multiple projects and deadlines while producing accurate and high-quality work.

PREFERRED EDUCATION AND EXPERIENCE:

  • Experience underwriting shopping centers such as lifestyle centers, outlet centers, regional malls, mixed-use retail developments, or other retail real estate assets.
  • Experience preparing Investment Committee materials and transaction analyses in a high-pressure environment with critical deadlines for deliverables.
  • Familiarity with Power BI, data visualization tools, and AI-enabled analytical platforms.
  • Exposure to leasing analysis, asset management-related business planning, and capital investment underwriting.

Hiring Range Disclaimer:

The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees. 

Hiring Range: $62,000 - $94,000 per year
