Role purpose
The purpose of this role is to serve as onefinestay's local, on-the-ground representative in an assigned destination (such as Vail or Tuscany, or another market as agreed with onefinestay), identifying, approaching, and signing homeowners of high-quality properties to list their homes with onefinestay.
This is a fully commission-based, independent contractor role: the Consultant is not paid a salary or wage, and is instead compensated per signed and onboarded property contract, in line with onefinestay's current commission schedule. The role suits a self-motivated individual with genuine local standing and an existing network of property owners, who can represent the onefinestay brand credibly and convert local relationships into signed supply.
The Consultant will work closely with, and report into, the Director of Business Development, New Markets, who will provide market prioritisation, brand and product training, contract templates, and support in escalating and closing opportunities.
Person Description
The Independent Property Acquisition Consultant will need strong local credibility, sales instincts, and self-sufficiency, given the independent and fully commission-based nature of the role. Key skills, experiences, and attributes include:
- Established Local Network: The candidate should have a genuine, established network of homeowners, property managers, real estate agents, or relevant local contacts within the assigned destination — built through community ties, prior business activity, or professional relationships.
- Sales & Relationship-Building Skills: A proven ability to prospect, build rapport, and close agreements is essential, as compensation is earned solely through signed contracts. Experience in real estate, luxury sales, hospitality, or a related relationship-driven field is highly valued.
- Self-Motivation & Independence: The candidate must be comfortable operating independently, managing their own schedule, prospecting activity, and pipeline without day-to-day supervision, while staying accountable for results.
- Local Credibility & Brand Representation: As the face of onefinestay in the destination, the Consultant must represent the brand's standards of quality, discretion, and professionalism accurately and consistently when engaging homeowners.
- Market & Product Knowledge: A working understanding of the luxury vacation rental or high-end real estate market — including what makes a property suitable for onefinestay — will help the Consultant identify and prioritise the right homeowners to approach.
- Local Language & Market Fluency: Fluency in the local language and familiarity with local customs, regulations, and property ownership norms in the assigned destination is important for building trust with prospective homeowners.
- Comfort with Independent Contractor Status: Given the contractor nature of the role, the Consultant is responsible for their own time, tools, travel, and any applicable local business registration or tax obligations.
Duties and responsibilities
Prospecting & Local Network Activation
- Build a Target Homeowner List: Identify homeowners of luxury properties within the assigned destination who could be a fit for onefinestay's portfolio.
- Activate Local Networks: Leverage existing local relationships and networks — property managers, agents, developers, and community contacts — to generate warm introductions to prospective homeowners.
- Local Presence & Outreach: Represent onefinestay at relevant local events, gatherings, or introductions where prospective homeowners or referral sources may be present.
Homeowner Engagement & Contract Signing
- Communicate the onefinestay Offering: Introduce prospective homeowners to onefinestay's value proposition, service model, and the benefits of listing their home with onefinestay rather than alternatives.
- Address homeowner questions on management terms, calendar control, revenue potential, and service standards, escalating to the Director of Business Development, New Markets where needed.
- Lead Homeowners to a Signed Contract: Guide interested homeowners through to a signed property management contract with onefinestay, coordinating with the New Markets and legal/contracting teams to finalise terms.
- Ensure signed properties genuinely meet onefinestay's quality and service standards prior to submission for onboarding.
- Track & Report Pipeline Activity: Maintain an accurate, up-to-date record of prospects, conversations, and contract status, and report regularly to the Director of Business Development, New Markets.
Onboarding Handoff & Ongoing Relationship Support
- Support Onboarding Handoff: Once a contract is signed, support a smooth handoff to onefinestay's operations and onboarding teams to bring the property live on the platform.
- Maintain Homeowner Goodwill: Remain a trusted local point of contact for signed homeowners in the early stages of their relationship with onefinestay, helping reinforce a positive experience and open the door to referrals.
Market Feedback
- Provide Local Market Insight: Share on-the-ground intelligence on local market dynamics, homeowner sentiment, competitor activity, and pricing with the Director of Business Development, New Markets to help refine the destination's launch and growth strategy.
Compensation
- Commission-Only Structure: This role is entirely commission-based. The Consultant receives no base salary, retainer, or benefits, and is engaged as an independent contractor rather than an employee.
- Payment on Signed Contracts: Commission is earned on a per-property basis for each signed and onboarded contract that meets onefinestay's quality and eligibility standards, in accordance with onefinestay's current commission schedule for the assigned destination.
- Contractor Responsibilities: The Consultant is responsible for their own expenses, equipment, travel, and any local tax, licensing, or business registration obligations associated with independent contractor status.
Qualifications & Experience
- Prior experience in real estate, luxury sales, hospitality, vacation rentals, or a relationship-driven, commission-based sales role, along with a demonstrable local network in the assigned destination. No formal minimum tenure is required; suitability is judged primarily on local standing, network quality, and sales track record.
KPIs
- Signed Contracts: Number of qualifying properties signed and successfully onboarded to onefinestay within the assigned destination.
- Quality of Signings: Percentage of signed properties that meet onefinestay's quality standards and progress successfully through onboarding.
- Time to Sign: Average time from initial homeowner contact to signed contract.
- Pipeline Generation: Volume and quality of prospective homeowner introductions generated through the Consultant's local network.
