Fund Admin Accountant

Core Responsibilities

Investor Platform & Fund Operations

• Execute workflows within InvestNext and/or AppFolio Investment Manager (AIM), including:
• Setting up subscription documents for eSignature
• Creating and managing capital raises
• Drafting and processing capital calls and distribution plans
• Preparing and auditing investor distributions
• Troubleshoot discrepancies between platform activity and underlying accounting records
• Maintain organized, accurate investor records and transaction histories

Fund Accounting

• Record and reconcile fund-level transactions in QuickBooks Online or equivalent systems:
• Investor capital contributions and redemptions
• Investments into underlying deals
• Cash inflows from investments (interest, distributions, returns of capital)
• Fund-level operating expenses
• Perform account reconciliations and tie-outs to supporting schedules and investor reporting

Waterfall & Distribution Support

• Interpret operating agreements to understand distribution structures (preferred return, catch-up, promote, etc.)
• Draft distribution models within InvestNext/AppFolio IM based on waterfall terms
• Build and maintain Excel-based audit models to validate platform-generated calculations
• Collaborate with U.S. team for review, refinement, and final approval

Communication & Documentation

• Draft client communications (emails, summaries, explanations) for internal review
• Prepare clear, organized documentation of workflows, assumptions, and outputs
• Communicate effectively with U.S.-based team via Slack, email, loom, and virtual meetings

Requirements

Required Experience & Skills

• 2–5+ years of experience in fund accounting, syndication accounting, or private equity/real estate accounting
• Hands-on experience with one or more investor management platforms, including:
• InvestNext
• AppFolio IM

Candidates with experience in the following environments are strongly preferred:

·         Private placement real estate funds

·         Real estate syndications

·         Real estate sponsors and capital raisers

·         Family offices

·         Boutique fund administration firms

·         Real estate investment management firms

Experience supporting investor onboarding, subscription processing, capital raises, capital calls, distributions, preferred return calculations, waterfalls, and investor reporting.

Candidates whose experience is primarily limited to hedge funds, mutual funds, fund-of-funds, institutional fund administration, or NAV accounting may not be the best fit unless they also possess direct experience supporting private placement real estate funds, syndications, or real estate sponsors.
