The Director provides direct oversight and analysis of facilities maintenance/property management for building operations of dialysis centers in an assigned geographic areas. This position is accountable for center improvements, repairs, and maintenance of about 700-750 locations with an approximate annual budget of $40M. This position directs capital and operational expense projects which include interior and exterior construction renovations, smaller refresh projects, and repairs, among others to enable clinical operations. A key component of this position is cross functional collaboration with all Real Estate lanes and other departments to enable informed decisions about the portfolio.

The Director oversees approximately 50 outsourced individuals and could oversee a direct report. Director champions role consistency among peers and solutions creatively while expected to adhere to Program and departmental standards and corporate compliance policies in support of DaVita’s facility management program.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Analyzes facility needs, prioritizes capital (renovations) and opex (refresh) projects/work orders in collaboration with Operation’s senior management, and service partners.

  • Reviews and approves expenditures for capital renovation projects, signs contracts, and approves invoices.

  • Analyses and approves capital expenditures variances for construction projects

  • Ensures appropriate actions to anticipate and correct unsatisfactory operating results.

  • Delivers results within allocated budgets

  • Provides monthly reports to Palmer Directors and Vice Presidents including monthly performance and metrics.

  • Performs clinic assessments to examine external and internal building structures; evaluates overall physical conditions and quality scores.

  • Ensures compliance with maintenance strategies and protocols to maintain buildings and mechanical equipment.

  • Assists in formulating annual operating and capital budgets; monitor budgets for reasonableness and corporate compliance.

  • Performs other tasks or projects as required.

  • Participates in department/company meetings in person as required to develop meaningful relationships with Team and Operations and is a team player to internal and outsourced partners.

  • Leads and navigates ambiguous situations to deliver results and operates within a 100% matrix organization

  • Travel required: up to 60%.

MINIMUM QUALIFICATIONS

  • Bachelor’s degree in related area, or equivalent required; Master of Business Administration (MBA) a plus

  • Minimum of seven (7) years’ experience or equivalent in managing facilities maintenance/property management/ project management of construction projects with budgets over $30M/year required

  • Minimum of seven (7) years demonstrated experience in one of these areas required: multi location facility management, property management, or construction

  • Experience in facility management, operations and maintenance, clinical engineering, safety and security, planning, design, and construction and/or environmental management required

  • Demonstrated experience managing maintenance programs for a multi-facility company required; experience in a healthcare setting preferred

  • Demonstrated experience managing construction projects strongly preferred

  • Minimum of seven (7) years’ experience in a supervisory position required

  • Ability to perform within a matrix organization and ability to lead through ambiguity to deliver results are required.

  • Intermediate computer skills and proficiency in MS Excel, Word, PowerPoint, and project management software required

The Salary Range for the role is $98,000.00 - $155,000.00 per year.

 

 

 

If a candidate is hired, they will be paid at least the minimum wage according to their geographical jurisdiction and the exemption status for the position.

New York Exempt: New York City and Long Island: $66,300.00/year, Nassau, Suffolk, and Westchester counties: $66,300.00/year, Remainder of New York state: $62,353.20/year New York Non-exempt: New York City and Long Island: $17.00/hour, Nassau, Suffolk, and Westchester counties: $17.00/hour, Remainder of New York state: $16.00/hour

Washington Exempt: $80,168.40/year Washington Non-exempt: Bellingham: $19.13/hour, Burien: $21.63/hour, Everette: $20.77/hour, Unincorporated King County: $20.82/hour, Renton: $21.57/hour, Seattle: $21.30/hour, Tukwila: $21.65/hour, Remainder of Washington state: $17.13/hour
