As the Associate Manager- Real Estate and Facilities, you will be responsible for assisting the manager with the following areas of the corporate real estate functions: Lease administration and negotiations, transaction and administration management, real estate portfolio management, and facilities management. The person filling this position is expected to protect the property rights for the TDS Telecom (TDS) real estate portfolio and securing and disposing of property and rights. The position manages a national facilities maintenance vendor that provides preventive maintenance, routine maintenance, break/fix, and facilities project management services.

 

The person filling this position is expected to work closely with representatives from field services, associate managers, consultants, third party consultants, landlords, tenants, and internal/external legal counsel for both TDS CLEC/ILEC operations to ensure that the needs of the company are being met. This position regularly has direct communication and/or negotiation with senior level leadership and outside contractor vendors, and other associated high level decision makers. The incumbent will continually monitor costs, create/maintain reports, drive adherence to existing TDS Standards/practices, create workflows/protocols if needed and overall job progress to ensure that Real Estate & Facility projects are completed on time and within budget. This position drives program-level change in building relationships across internal/external teams to exceed company goals. This position is a strategic thought leader with high level comprehension skills, high level negotiation skills, and proven ability to influence internal/external sources to drive TDS goals/success/agenda.

 

This position has the ability to work remotely in any of the 40+ states in which TDS operates. 

Responsibilities

  • Manage the national facilities provider, vendor systems, review, and process vendor payments, monitor vendor performance and take appropriate corrective action as required, partnering with Field Services to make decisions such as repair or replace, and building institutional knowledge on our maintenance spend to manage our facilities more efficiently over time. Monitor monthly spend for all break/fix/replace projects with reporting to leadership, together with providing analysis and recommendations for budget compliance/improvements.  Serve as a liaison between TDS associate groups and the national facilities provider for all items related to accruals, budgets, purchase order transactions, capital/expense work and breakouts by location, special reporting requests, and application of accounting details to invoicing. 
  • Manage the Facilities Improvement Program for a variety of project level improvements to TDS buildings and property and driving to completion with direct vendor relationships or the national facilities provider, with a core focus on maximizing available budget and completion within the fiscal year. 
  • Assist with the lease administration function for the properties where TDS is the tenant and properties and towers where TDS is the landlord. For leases where TDS is the tenant, assure we comply with all lease terms and conditions, track all lease renewal options, terminations, and obligations, and assure rents are paid timely and accurately. For triple net leases, process the annual reconciliation of estimated operating expenses to actual expenses paid. Prior to lease expiration, evaluate the terms of pre-negotiated lease renewal options in order to measure against market rates and decide whether to renew, re-negotiate or terminate leases and move to a new location. Communicate with landlords on day-to-day lease issues as they arise. For leases where TDS is the landlord, assure both TDS and tenants comply with all lease terms and conditions, monitor lease expirations, terminations, and obligations, and assure accounting of tenants’ rents are entered timely and accurately. Negotiate with the tenants to renew or terminate the leases based on measurement against market rates. Communicate with the tenants on day-to-day lease issues as they arise and provide services required of TDS in the leases. Process alteration requests from the tenants for any proposed alterations.
  • Assist with the management and negotiations of all real estate transactions resulting from the real estate strategy including renewing existing leases, acquiring new leases, terminating leases, and selling property.

Qualifications

Required Qualifications

  • Bachelor's degree (or higher) OR 4+ years professional work experience.
  • 4+ years of business, real estate, or facilities management experience.

Other Qualifications

  • Excellent leadership, project management, and customer relations skills.
  • Deep understanding of creating analytic reports.
  • Thorough understanding of financial tracking and budgetary reporting.
  • Ability to manage multiple priorities simultaneously.
  • Excellent written and oral communications skills.
  • Outlook, Excel, and Office suite as well as GIS and Tableau or Power BI.
  • Must be self-motivated and self-reliant.
  • Ability to travel on an "as-needed" basis.
  • CoreNet Global Master of Corporate Real Estate (MCR) designation a plus.
  • Process management skills.
