Position Summary

The Screening Specialist supports the Screening Manager in maintaining accurate, consistent, and efficient resident screening practices across the organization. This position is responsible for auditing screening activity, gathering and analyzing data, preparing impact reporting, and monitoring adherence to established screening procedures and policy parameters.

 

The Specialist works closely with the Screening Manager and adjacent operational teams, including Centralized Application Processing, to identify discrepancies, evaluate screening outcomes, and support daily departmental priorities. Strong Microsoft Excel skills, analytical thinking, and attention to detail are essential to the role.

 

Through training and practical experience, the Screening Specialist is expected to develop a comprehensive understanding of resident screening systems, policies, qualification standards, and reporting practices.

 

Essential Duties

Screening Auditing & Quality Assurance

  • Audit screening activity using the Duplicate Report, Executive Action Report, Applicant Action Matching Report, and other established quality-control reports.
  • Review identified exceptions, document findings, and escalate discrepancies or concerns to the Screening Manager.
  • Implement new property specific screening policies, ensuring all criteria meet fair housing, regulatory, and company compliance requirements before going into effect.

 

Impact Reporting & Data Analysis

  • Prepare impact reporting 90 days after screening policy or parameter changes are implemented, comparing post-change results with performance before the change.
  • Compare results with the property's historical performance during the same period and summarize findings for the Screening Manager's review.
  • Utilize impact report findings to independently assess screening strategy effectiveness, recommend a path forward based on data-driven insights, and communicate key findings and recommendations to senior leadership.

Operational Monitoring & Departmental Support

  • Gather, organize, validate, and maintain screening data used for portfolio analysis, recurring reporting, audits, and departmental projects.
  • Support the Screening Manager with daily priorities, research, special projects, and Screening Support tickets as assigned.

 

Process Improvement & Policy Monitoring

  • Identify recurring screening errors, reporting discrepancies, and operational trends that may require additional review or process improvement.
  • Quarterly, cross-reference the Shared Policy Matrix against each property's official policy in ScreeningWorks Executive to ensure portfolio policy data remains accurate and current.
  • Recommend and implement policy and procedure updates based on data findings, collaborating directly with AVPs to ensure all changes are reviewed and approved in conjunction with regional leadership.

Qualifications

Education & Experience:

  • Strong proficiency in Microsoft Excel, including formulas, lookups, filtering, conditional formatting, PivotTables, and data validation.
  • Demonstrated ability to gather, organize, compare, and interpret data accurately.
  • Strong skills in communication, organization, problem-solving, and collaboration.
  • Excel proficiency may be evaluated during the interview process.

Preferred

  • 0-2 years of experience in data analysis, property management, resident screening, auditing, or a related operational role.
  • Relevant coursework, internships, training, or equivalent analytical experience.
  • Familiarity with property management or screening platforms such as Yardi, TransUnion, or similar systems.
  • Experience reviewing operational reports, large datasets, or quality-assurance findings.

 

Tools & Systems:

  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).

Salary range: $55,000-$65,000/yr

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
