About the Role

We are hiring a Regulatory Operations Program Manager to join a cross-functional product operations team that sits at the intersection of policy, product, engineering, and field operations within a global, two-sided marketplace. The team owns how the business responds to short-term rental and local government regulations end-to-end, from interpreting proposed rules, to shaping product and workflow solutions, to keeping supply healthy as requirements change. You will take regional ownership of a set of jurisdictions and act as the operator who makes regulation work on the ground for guests, hosts, and local authorities.

This is a high-ownership, high-variability role. The biggest problem on your plate may change week to week based on what governments require. We are looking for someone entrepreneurial, scrappy, polished, and energized by ambiguity, who can code-switch between engineering standups, policy conversations, and business reviews in the same day.

What You'll Do

  • Own a portfolio of jurisdictions and act as the operational lead for everything regulatory that happens in those geos, from launches to escalations to retention.
  • Partner closely with engineering and product to drive requirements development, shape how registration and compliance products are customized per market, and ship API and workflow launches.
  • Translate policy and legal direction into operational playbooks, and translate field signal back into product priorities.
  • Run cross-functional execution rhythm with engineering, data, scaled operations, customer support, public policy, and legal, keeping initiatives on track and documentation current.
  • Identify opportunities to reduce regulatory risk and protect or grow supply in your markets.
  • Use data to inform prioritization, surface trends, and make the case for trade-offs.
  • Advocate for the host experience throughout the regulatory lifecycle, and serve as the internal expert on regulatory products and workflows for your regions.

Qualifications

  • 5+ years of experience in operations, product operations, program management, project management, or business operations in fast-moving, ambiguous environments.

  • Demonstrated ability to drive alignment across engineering, product, legal, policy, and business stakeholders.

  • Excellent written and verbal communication, including the ability to present clearly to senior cross-functional partners.

  • Strong attention to detail and organizational rigor, with a track record of managing multiple priorities simultaneously. Hands-on, scrappy execution style with a sense of urgency and comfort adapting quickly to shifting priorities.

  • Comfort balancing risk and business needs in a regulated environment. Intellectual curiosity, adaptability, and a self-starter mindset.


Preferred Qualifications

  • Experience at a two-sided or marketplace company, or in a business with matrixed regulatory obligations across jurisdictions.
  • Background in product operations, marketplace operations, trust and safety operations, GTM or enterprise product management, program management, or business operations.
  • Exposure to working with engineering teams on requirements, APIs, or product launches.
  • Comfort using data to inform decision-making; SQL is a plus but not required.
  • Familiarity with project management tools such as Airtable, Jira, or Asana (specific tool fluency is not critical; the ability to track work cleanly is).
  • Track record of holding several different types of roles or operating successfully across functions.
  • Experience working in or alongside a regulated industry is helpful; deep regulatory or compliance expertise is not required.
