We're looking for a Regional Portfolio Manager to lead a portfolio of affordable housing communities throughout Indiana and Ohio. This is a highly visible leadership role responsible for developing Property Managers, driving portfolio performance, and helping communities consistently deliver exceptional resident experiences.

As a trusted business partner to senior leadership, you'll help shape strategy, support community teams, improve operations, and ensure our properties remain high-performing, compliant, and resident-focused.

What You'll Do

Lead and Develop High-Performing Teams


  • Coach, mentor, and support Property Managers and community teams
  • Recruit, hire, and develop future leaders
  • Foster a culture of accountability, service, and continuous improvement
  • Support employee engagement, retention, and career growth

Drive Portfolio Performance

  • Partner with Property Managers to achieve occupancy and NOI goals
  • Review operational and financial results and identify opportunities for improvement
  • Develop action plans for underperforming communities
  • Lead budgeting, forecasting, and performance reviews

Ensure Operational Excellence

  • Conduct regular site visits throughout the portfolio
  • Monitor maintenance standards, curb appeal, safety, and resident experience
  • Support capital projects and operational initiatives
  • Partner with internal departments to optimize community performance

Support Affordable Housing Compliance

  • Ensure properties operate in compliance with HUD, LIHTC, Fair Housing, and company requirements
  • Support successful inspections, audits, REAC reviews, and state agency reviews
  • Guide teams through regulatory changes and best practices

What We're Looking For:

Required

  • 5+ years of affordable housing or multifamily property management experience
  • Multi-site leadership experience
  • Experience leading, coaching, and developing Property Managers
  • Experience managing budgets, occupancy, and property performance
  • Knowledge of HUD, LIHTC, Fair Housing, and affordable housing programs
  • Strong communication and leadership skills

Preferred

  • Regional, Area Manager, Portfolio Manager, or Director-level experience
  • Senior housing experience
  • CPM, HCCP, SHCM, COS, or similar certifications
  • Experience leading operational turnarounds or portfolio growth initiatives

Travel

  • Up to 50% travel throughout Indiana and Ohio
  • Valid driver's license required
