Overview

We are looking for a reliable and highly organized Maintenance Coordinator to support a U.S.-based property management company. This role will be responsible for handling tenant maintenance requests, coordinating vendors, and ensuring all repairs are completed quickly and efficiently.

You will serve as the main point of contact for tenants reporting maintenance issues, making sure every request is properly logged, dispatched, and resolved while maintaining a high level of tenant satisfaction.

The ideal candidate has prior experience working with U.S. property management companies and is very comfortable using AppFolio.

Key Responsibilities

  • Answer tenant calls and emails regarding maintenance issues

  • Create and manage maintenance tickets inside AppFolio

  • Dispatch appropriate vendors and maintenance technicians

  • Coordinate schedules between tenants and contractors

  • Monitor open maintenance requests and ensure timely completion

  • Follow up with tenants to confirm repairs were completed properly

  • Communicate updates to property managers when necessary

  • Maintain accurate documentation of all maintenance activity in AppFolio

  • Assist with other property management administrative tasks when needed


Requirements

  • Strong hands-on experience with AppFolio (required)
  • Bilingual in Spanish and English (required)
  • Previous experience in property management or maintenance coordination

  • Experience working with U.S.-based tenants or property managers

  • Excellent English communication skills (spoken and written)

  • Strong phone presence and customer service skills

  • Highly organized and detail-oriented

  • Ability to manage multiple maintenance requests simultaneously

  • Comfortable coordinating vendors and contractors

  • Must be willing to remotely log into the client’s computer when required

Preferred

  • Experience handling maintenance dispatch for residential properties

  • Familiarity with common property maintenance issues (plumbing, HVAC, electrical, etc.)

  • Experience supporting property managers remotely
