Position Summary: The Affordable Compliance Specialist is responsible for ensuring all residents in LIHTC properties managed by WellLife Network maintain full compliance with Low Income Housing Tax Credits regulations. Works in collaboration with General Services, Fiscal, and Residential Services teams. Specialists will be required to visit LIHTC locations throughout NYC, Nassau, and Suffolk Counties regularly. Essential Accountabilities: Conducts initial lease-up of new LIHTC developments, applicant interviews, verifications, income calculations, eligibility determinations, file compilation & review, production of reports. In collaboration with the Director of Property Management, the Compliance specialist will Conduct yearly inspections of community apartments. collaborates with general services and building superintendent regarding maintenance and general upkeep of LIHTC buildings including indoor and outdoor space. provides training to all residents (supportive and community) regarding monthly electronic rental payments; assists residents with utilizing electronic platforms to make rent payments as necessary. assists with the rent collection process and collaborates with the finance department to monitor arrears. Works with social services staff to develop payment plans for units that have fallen behind in rental payments. Monitoring changes in LIHTC regulations and requirements and implementing changes as indicated. Maintenance of tenant files in compliance with regulations. Determination of financial eligibility for all new admissions into LIHTC-funded programs. Processing all new applicants, Annual and Re-certifications, and Unit Transfers in accord with HUD 4350.3 requirements and LIHTC. Preparation of re-certification notification letters in compliance with LIHTC regulations Monitoring waitlists for compliance with federal regulations and requirements Executes leases and submits reports to tax credit syndicators and funding sources as needed. Participates in all tax credit reviews by outside entities. Remain current with all Agency required compliance documents and training. Attendance at weekly supervision meetings and departmental meetings as scheduled. Reviews files for new admissions into LIHTC and HUD-funded programs for eligibility works with Program staff to ensure files are produced timely and are free from errors and omissions, prepares income calculations, and tenant income certifications. Maintain waitlist of eligible tenants for community units. oversee tenant move-ins and move-outs as they occur and ensure timely turnover of apartments to limit vacancy days. Attendance at all pieces of training as required, including annual Relias Learning, Fair Housing, and ADA training. Successful completion and certification of Assisted Housing Manager and LIHTC training. Remain current with all Agency required compliance documents and training. Individuals in this position should possess strong organizational skills and a detail-oriented approach. Strong computer literacy skills are essential to this position. Must have certification in low-income housing tax credits (or obtain within 6 months from date of hire). Knowledge of HUD requirements and accounting experience is a plus. Good verbal and written communication skills are also required. Experience and/or education in working with people with disabilities is a plus.
