CREtelligent is hiring an Environmental Project Director (EPD) to serve as a senior technical reviewer and signing Environmental Professional (EP) for Phase I ESAs across our national commercial real estate portfolio. You will own the quality and defensibility of our deliverables — reviewing reports, providing final EP opinions, and partnering with clients on complex transactions.
You'll work alongside a tight-knit EP team — reviewing reports, signing off on EP opinions, and engaging directly with clients on the calls and questions that move transactions forward. CREtelligent pairs advanced data and analytics with best-in-class review practices, so you spend your time on the technical judgment that matters rather than chasing down records. You'll review a high volume of Phase I ESAs each year across a national commercial real estate portfolio — a steady, high-quality deal flow that lets you build deep pattern recognition across markets, asset types, and lender scopes.
How You’ll Make an Impact
Serve as the senior reviewer and signing EP for Phase I Environmental Site Assessments (ESAs); dual-scope candidates will also review Property Condition Assessments (PCAs). This is a predominantly desk-based review role — fully remote, with only occasional site visits in your local market when a project calls for it.
Demonstrate strong verbal and written communication skills in both internal team collaboration and client-facing interactions.
Apply deep expertise in commercial real estate due diligence to:
Synthesizing diverse data sets to develop comprehensive client deliverables.
Providing final conclusions and professional opinions as the designated Environmental Professional (EP).
Operating independently with strong initiative and the ability to manage multiple, deadline-driven projects simultaneously.
Serving as a key contributor within the environmental team, with the capability to immediately step into project management responsibilities.
Qualifications
Bachelor’s degree in Engineering, Geology, Environmental Science, Biology, Chemistry, Physics, Mathematics, or a related field OR equivalent experience.
Minimum of 5+ years of experience conducting Phase I ESAs within the commercial real estate due diligence industry.
Proven ability to communicate directly with clients.
Experience reviewing PCAs is a plus (dual-scope candidates).
Qualifies as an Environmental Professional under 40 CFR 312.10 (the federal standard for signing ASTM E1527 Phase I ESAs).
Professional licensure such as Professional Geologist (PG) and/or Professional Engineer (PE) license strongly preferred.
Familiarity with Fannie Mae, Freddie Mac, SBA, and HUD ESA standards is preferred, but not required.
Experience writing reports in Quire/Parcel (or comparable ESA reporting platforms) is a plus.
Strong skills in analyzing and interpreting environmental field and laboratory data.
Proven experience in technical report writing with attention to detail and regulatory compliance.

Annual base salary of $80,000 - $135,000. Salary range may vary based on location.
