The Director of Acquisitions will source, underwrite, and close multifamily real estate deals across target Midwest and Southern markets. They will also oversee an investment analyst and manage relationships with brokers, lenders, and owners to grow the company's portfolio.
• Knowing the market. Keep a running read on cap rates, rents, supply, and debt markets in our target metros, and proactively bring ideas for new opportunities
• Sourcing. Build and run the pipeline. Own relationships with brokers, owners, and lenders across Indiana, Ohio, Northern Kentucky, Michigan, and South Carolina
• Underwriting. Oversee an Investment Analyst to model the deal: rent comps, expense assumptions, CapEx budgets, debt scenarios, and returns. Pressure-test the business plan with our asset management and Hudson Residential teams before we commit.
• Walking the deal. Get on the road to tour prospective properties in person: walk units, inspect the physical condition, check the submarket, and meet the brokers and sellers face-to-face.
• Winning. Write LOIs, negotiate terms, and set the strategy for best and final. Know when to push and when to walk.
• Getting to the closing table. Quarterback due diligence, third-party reports, financing quotes, and work with outside counsel and lenders so deals close on time and without surprises.
• Telling the story. Write clear investment memos and partner with our investor relations team on offering materials to ensure investors understand why the deal works.
• Developing Talent. Oversee one investment analyst and grow the team as opportunities require.
What success looks like
• In your first 90 days: you know our portfolio, our process, buy box, and markets; you have met the key brokers in our target metros; and you are underwriting live deals
• By the end of year one: you have closed a Hudson acquisition you sourced yourself, and the broker community knows to call you first.
• Over time: you are the reason our pipeline is deeper, our underwriting is sharper, and our growth is faster.
Who you are
• 5 to 8 years in multifamily acquisitions, investment sales, or a principal-side investment role.
• You have personally sourced, underwritten, and closed deals, not just supported someone who did.
• You are an expert in Excel, and you understand multifamily benchmarks, KPIs, debt structures, and waterfalls.
• You pick up the phone. Relationships are how you win, and you already have some in the Midwest (a plus, not a requirement).
• You are comfortable working remotely and managing your own time, and you are ready to travel as needed (including overnight trips) to tour properties in person. Seeing the asset yourself is part of the job.
• A degree in finance, real estate, or a related field, or equivalent experience. We care more about what you have closed than where you studied.

Compensation and benefits
We pay to attract people who want to win, and we tie the upside to the deals you bring in.
• Base salary: $140,000 to $175,000, depending on experience.
• Target bonus of 30% to 50% of base, paid through a deal bonus when your acquisitions close. On-target total cash compensation of $195,000 to $262,500.
