Construction Manager – Restaurant Development

Company: Supreme Dumpling & Kizuki Ramen & Izakaya

Reports to: Director of Store Development

Location: Redmond, WA / California Remote Option

Employment Type: Full-Time

About the Role

Supreme Dumping and Kizuki Ramen & Izakaya is a Seattle-based restaurant group built on a passion for authenticity, with more than 15 locations across four states and high growth plans for new restaurants. We're looking for an experienced Construction Manager to support this growth by owning the delivery of new restaurants from site due diligence and design through construction, turnover to opening day ad close out. This role is modeled on the project management discipline used by major multi-unit restaurant and retail developers, adapted for a growing, authenticity-driven brand.

You'll work closely with leadership, landlords, architects, engineers, general contractors, vendors, and our operations team to keep every project on schedule, on budget, and built to Supreme Dumplings and Kizuki standards, so each new location opens ready to serve. We invest in our team members and offer a real path for growth as we expand.

Responsibilities

Planning & Pre-Construction

  • Partner with leadership, landlords, architects, and engineers during site due diligence and early planning. This includes reviewing lease exhibits, landlord work letters, and existing building conditions.
  • Develop project scopes, preliminary budgets, and master schedules for new locations, relocations, and remodels.
  • Manage design development and drawing reviews so that plans reflect Kizuki brand standards, kitchen equipment requirements, and operational needs.
  • Oversee permitting, including building, mechanical, plumbing, health department, and fire submittals, in coordination with design teams.

Procurement & Contracting

  • Lead new market setup, including GC and vendor sourcing, prequalification, and onboarding.
  • Run competitive bid processes, level bids, negotiate pricing, and recommend contract awards.
  • Draft, negotiate, and administer contracts, change orders, and amendments. Hold all parties to their contractual obligations.
  • Coordinate owner-furnished items such as kitchen equipment, furniture, signage, and technology, with clear handoffs to contractors.

Construction Management

  • Track project schedules and budgets. Provide regular cost reports and forecasts to leadership.
  • Review and approve pay applications, lien releases, and change order requests.
  • Conduct regular site visits to monitor progress, quality, and safety compliance.
  • Resolve field issues, RFIs, and design conflicts quickly with contractors, consultants, and landlords.
  • Respond to delays, weather impacts, and site emergencies with practical solutions that protect the opening date.

Closeout & Opening

  • Manage inspections, certificates of occupancy, and health department approvals.
  • Coordinate punch lists, turnover, and handoff to operations ahead of training and opening.
  • Collect closeout documentation, including warranties, O&M manuals, and as-builts.
  • Track GC and vendor performance and refine prototype standards and costs for future projects.
