Karen Koski

Having many years of experience in financial services, I've built my career helping individuals, businesses, and financial institutions make sound lending decisions through strong credit judgment, analytical thinking, and responsible risk management. My experience includes residential and commercial lending, mortgage underwriting support, credit adjudication, collateral risk assessment, property valuation, and portfolio management with QuestBank (Community Trust), Royal Bank of Canada, Scotiabank, National Bank of Canada, Business Development Bank of Canada, and Wells Fargo. Most recently, I supported residential mortgage originations by reviewing appraisals, Automated Valuation Models (AVMs), and collateral documentation to assess lending risk and ensure compliance with internal policies. I’ve spent many years helping lenders make solid credit and collateral decisions, with a focus on residential mortgages, property valuation, and risk review. Much of my work has been in the details: checking appraisal quality, reviewing documentation, and making sure lending decisions hold up under scrutiny. At Questrade Financial Group, I led property valuation reviews and regional analysis for residential mortgage originations. At RBC and Scotiabank, I supported lending, credit adjudication, compliance, and client relationships, so I understand both the underwriting side and the customer side of the file.
