About the Engagement

33Floors is seeking an experienced Independent Contractor Project Manager to support a mid-to-large ERP implementation for a client operating in the Pacific Time Zone.

This is a part-time engagement suited to an experienced ERP Project Manager who is comfortable independently managing project coordination, timelines, deliverables, risks, and stakeholder communication within a consulting environment.

The Project Manager will serve as a central point of coordination and help keep the implementation organized, on schedule, and moving toward key milestones.

Experience managing Yardi implementations is strongly preferred, although candidates with significant experience managing other mid-to-large ERP software implementations may also be considered.

Expected Project Schedule and Commitment

The level of involvement will increase as the project progresses:

• Late October 2026: Onboarding, project preparation, and pre-planning
• November–December 2026: Approximately 4 hours per week, with an initial focus on data migration planning and coordination
• January–September 2027: Approximately 10–12 hours per week throughout the primary implementation, testing, deployment, and hypercare phases

The contractor must have sufficient availability to participate in scheduled client and project-team meetings during Pacific Time business hours.

Responsibilities

The Project Manager will be responsible for supporting the successful planning and execution of the ERP implementation, including:

• Develop, maintain, and manage the overall project plan, timeline, milestones, and dependencies
• Coordinate activities across the client team, 33Floors consultants, and other project stakeholders
• Facilitate regular project meetings and ensure appropriate follow-up on decisions and action items
• Track project deliverables, open items, risks, issues, and dependencies
• Identify potential delays or project risks and escalate them appropriately
• Maintain clear documentation of project status, decisions, priorities, and outstanding items
• Coordinate data migration activities and associated timelines during the early phases of the project
• Help ensure client and consulting resources are aligned on responsibilities and deadlines
• Monitor progress against established implementation milestones and communicate changes or concerns
• Coordinate activities across implementation phases, including configuration, data conversion, testing, training, go-live, and hypercare
• Provide clear and concise project status updates to client and internal stakeholders
• Help maintain momentum and accountability across a distributed project team
• Support change management and communication activities as needed throughout the implementation

Qualifications

• Demonstrated project management experience supporting or leading mid-to-large ERP or enterprise software implementations
• Demonstrated experience managing complex software implementation projects from planning through go-live and post-launch support
• Strong understanding of ERP implementation methodologies and project lifecycle stages
• Experience coordinating multiple workstreams, stakeholders, deliverables, and dependencies
• Strong project planning, organization, documentation, and follow-through skills
• Ability to proactively identify risks, resolve issues, and keep projects moving forward
• Excellent written and verbal communication skills
• Comfortable working independently in a consulting environment with limited day-to-day supervision
• Ability to work effectively with both technical and business stakeholders
• Availability for meetings and project activities during Pacific Time business hours

Preferred Skills

• Previous Yardi implementation experience
• Experience with Yardi Voyager or other Yardi products
• Experience implementing ERP or enterprise software within the real estate industry
• Previous consulting or professional services experience
• Experience managing data migration, system configuration, testing, and go-live activities
• PMP, Agile, or other relevant project management certification

Compensation

Negotiable hourly rate, depending on experience and Yardi expertise. This is an independent contractor engagement and does not include employee benefits.
