About the Role
To support an accelerated deal pace and increased capital deployment, Mas Development is building a dedicated research function from the ground up and this role is central to that transformation.
This person will own the redesign and day-to-day operation of Mas Development's market research infrastructure, moving the team from scattered, reactive tools to a unified, proactive, data-driven system.
The ideal candidate is entrepreneurial, mid-to-senior level, and thrives with autonomy.
Key Responsibilities
System Design & Data Infrastructure
- Audit and consolidate existing research tools (third-party platforms, Excel, GIS) into a single, unified workflow.
- Build and maintain automated data pipelines for market tracking (population growth, AMI, job growth, economic development).
- Develop and maintain a centralized activity tracker for all target Florida markets.
Market Research & Reporting
- Conduct deep-dive research on assigned counties and cities, producing 1–2 page market snapshot reports within ~2 weeks.
- Present findings to the acquisitions team (Aaron, Nico) and full team in biweekly all-hands meetings.
- Monitor Florida legislation relevant to residential developers (e.g., bills enabling agricultural-zoned parcels to bypass standard approval processes).
- Track FDOT roadwork data and other infrastructure signals affecting land value.
Proactive Intelligence & Lead Generation
- Conduct regular outreach to planning departments and economic development offices to surface pipeline activity 1–2 weeks before it hits public channels.
- Identify agricultural-zoned parcels qualifying under specific legislative pathways and generate outreach leads.
- Pull average new-construction sale prices and sales velocity within target site radii using public appraisal databases and purchased platforms.
Ad-Hoc Analysis
- Process permitting data and pre-application meeting notes from municipalities (weekly/biweekly cadence).
- Use AI workflows to distill high-volume municipal data into actionable go/no-go signals.
- Support deal screening with targeted, fast-turnaround market pulls.
Requirements
Must-Haves
- Fluent English (written and spoken)
- Mid-to-senior experience level with the ability to build a research function independently.
- Strong analytical mindset with comfort working across multiple data sources.
- Background in real estate, urban planning, or land development.
Nice-to-Haves
- Experience with large datasets and GIS / spatial data tools (county GIS, property appraisal databases).
- AI fluency, not backend development, but practical ability to build automated workflows (web scraping, data cleaning, memo generation from structured data).
- Familiarity with Florida residential market dynamics (or ability to ramp quickly).
