Financial Auditor - Commercial Real Estate

SALARY: $2,000 USD/month

SHIFT: Will work 8:00 AM to 5:00 PM US Eastern Time (EST)

POSITION SUMMARY:

Bridge33 Capital is a fast-growing, vertically integrated private equity firm focused on open-air strip retail shopping centers.

Supports Corporate by ensuring accuracy and compliance of property and portfolio financials across our commercial retail real estate portfolio. Focuses on audit, control and financial reporting reviews, lease compliance, recoveries, and risk identification to drive efficiency and effectiveness of workflows across the operation.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Identify Audit & QC Scope Areas

• Yardi Platform Transactions
• A/P entries, journal entries, rent roll accuracy, CAM reconciliations
• Lease abstractions and lease administration data integrity
• Bank reconciliations and GL coding accuracy
• Offshore Team Output Quality
• Work product accuracy, turnaround time, and process adherence
• Communication quality and escalation handling
• SLA compliance and error rate tracking
• Workflow Adherence & Process Compliance
• AP approval routing and authorization controls
• Lease execution and documentation workflows
• Vendor onboarding and contract management processes
• Financial Reporting Integrity
• Month-end close accuracy and timeliness
• Budget-to-actual variance investigations
• Data Governance
• Master data quality in Yardi (tenant, vendor, unit data)
• Document management and retention compliance

• Establish Success Metrics & KPIs

• Define measurable outcomes that the unit will track and report on from Day 1:
• Error rate reduction in Yardi transactions (target: <2% error rate within 12 months)
• Audit cycle completion rate (% of scheduled audits completed on time)
• Finding resolution rate and average days-to-remediation
• Offshore team quality scores (per team member and aggregate)
• Repeat finding rate (measures whether issues are truly resolved)
• Stakeholder satisfaction score from internal clients of the QCA unit

• Evaluate internal controls and identify financial/operational risks
• Prepare audit summaries and internal corporate reporting

Requirements

• Bachelor’s in Accounting, Finance, Real Estate, or related field
• 3–5 years working directly in Yardi Voyager (accounts payable, GL, lease admin, or reporting modules)
• Strong accounting foundation able to identify GL coding errors, misclassifications, and reconciliation discrepancies
• Experience with CAM reconciliation reviews and rent roll auditing is highly desirable
• Ability to write and run custom Yardi reports (SQR or Yardi report writer experience)
• Detail-oriented with high tolerance for transactional review work
• Advanced Excel; experience with Yardi or similar systems
• Knowledge of GAAP and ASC 842
• Familiarity with NOI, IRR, cap rates
• Strong analytical, detail-oriented, and communication skills
