About the role

If you have ever watched four consultants' models disagree three weeks before IFC, you already know what this job is. As our BIM Manager, you are the person who turns the work of multiple engineering firms, our GC and trades into one coordinated facility instead of four arguing versions of one.

We’re a true start-up; there is no inherited BIM Execution Plan to work around and there is no content library full of someone else's shortcuts. You will write the plan and have the backing to hold consultants and trades to it.

This role is mostly BIM and VDC, and that is where the bulk of your week goes. It also carries the design-side admin that keeps the design effort auditable: transmittals, document control, review and comment logs, and meeting records. We are not big enough yet to split that into its own seat. If you’re ready to build and execute, this role is for you.

What you’ll do

Manage the model

  • Own the federated model; set and enforce the BIM Execution Plan that covers shared coordinates, project base points, worksets, and level and grid discipline

  • Manage model exchange among design firms working in architectural, civil, structural, MEP, controls, and security across multiple platforms and internal standards; handle linking, publishing, and version control across firm boundaries

  • Run design-phase clash detection and interference management on a fixed cycle; report clash burn-down to design leadership as a schedule metric, not a screenshot

  • Audit incoming consultant models against the BIM Execution Plan; reject deliverables that do not comply; full tracking of model health including warnings, file size, purge state and more

Coordination

  • Own handoff of design models to the GC, and set the terms

  • Join or lead GC-run sessions on mechanical, electrical, plumbing, fire protection, controls, and structural steel; settle disputes over design versus means and methods and escalate real design issues as needed

  • Review trade shop and fabrication models against design intent and the coordinated model and confirm sign-off drawings reflect what was actually resolved, not what was claimed

  • Maintain the model through construction; that includes asset tagging and handover

Data environment and content standards

  • Administer the CDE covering project setup, permissions, folder structures, and issue workflows

  • Maintain company templates, families, shared parameters, and content libraries; build reusable content for repeated data center and utility elements

  • Own model-derived quantity takeoffs, and support 4D sequencing when construction or procurement asks for it

Design project administration

  • Run design-side document control including transmittals, design-side RFI and submittal logs, drawing registers, revision tracking, and permit set assembly

  • Maintain the design review comment log across milestones.

  • Schedule and record design coordination meetings; publish agendas, minutes, and action tracking with named owners and dates

  • Review consultant invoices against actual deliverables, track the design schedule, and report to leadership

About you

  • 7+ years in BIM/VDC on complex multi-discipline projects; at least 3 of those as the person accountable for a federated model spanning more than one design firm.

  • Expert-level Revit and Navisworks; you know clash workflow well past running the clash test

  • Hands-on administration of a common data environments such as Autodesk Construction Cloud, BIM 360, Procore, or equivalent

  • Direct experience coordinating with general contractors and trade subcontractors, including reviewing fabrication-level models

  • You have written or materially owned a BIM Execution Plan that was actually enforced against consultants who pushed back on it

  • You can hold design firms and trade contractors to a model standard when they resist

  • Willingness to own design-side document control and coordination admin alongside the VDC work

Nice-to-haves

  • Data center, industrial, semiconductor, or healthcare experience, where MEP density drives coordination outcomes

  • Civil and site coordination experience in Civil 3D; our projects carry heavy underground utility, yard piping, and sitework scope

  • Dynamo, Python, or comparable automation for model auditing and reporting

  • Experience on the owner's side rather than only at an AE firm or GC

  • Reality capture and scan-to-BIM verification of installed conditions

Additional requirements

  • 20 to 30% travel, concentrated in the coordination-heavy phases of each project

  • On-site presence during major trade coordination pushes and at construction milestones, to check installed conditions against the model

  • Our site is remote so expect regional airports and some long drives; comfortability working from a jobsite trailer when needed
