 We are seeking a detail-oriented, highly analytical, and experienced Remote Title Abstractor to join our team. In this role, you will be responsible for conducting comprehensive title searches, examining real estate records, and preparing accurate title abstracts for properties located in North Carolina (NC) and/or South Carolina (SC).

 The ideal candidate will have a deep understanding of the unique real estate recording laws, probate processes, and tax structures in Carolinas' counties. You must be able to work independently in a remote environment while maintaining strict accuracy and meeting fast-paced deadlines.

Key Responsibilities:

  • Title Examination: Conduct thorough full-search, current-owner, and update searches by examining chain of title, deeds, mortgages, liens, judgments, probate records, maps, and tax assessments.
  • Public Records Research: Utilize online county portals, ROD (Register of Deeds) systems, Clerk of Court platforms, and geographic information systems (GIS) to abstract necessary information.
  • Abstract Preparation: Compile and analyze search findings to produce clear, concise, and structured title abstracts, ensuring all clouds on title or potential liabilities are clearly flagged.
  • Data Entry & Management: Input abstract details accurately into the title production software, keeping files organized and current.
  • Problem Solving: Identify and resolve missing links, name discrepancies, legal description errors, or complex vesting issues in the chain of title.
  • Compliance & Standards: Ensure all abstracting work adheres to individual county standards, state legal requirements, and underwriter guidelines.

Required Qualifications:

  • Experience: Minimum of 2–4 years of proven experience performing real estate title abstracting or examination.
  • Geographic Expertise: Direct, hands-on experience abstracting properties in North Carolina and/or South Carolina. Deep familiarity with local county recording systems and probate practices is essential.
  • Technical Proficiency: Comfortable navigating online real estate search platforms, county indexing systems, and standard remote office tools.
  • Attention to Detail: Exceptional research and analytical skills with a laser-focused eye for spotting encumbrances, liens, or structural anomalies in a title chain.
  • Time Management: Strong organizational skills with a proven track record of managing multiple search orders and delivering accurate results under tight deadlines (RUSH orders).
  • Remote Work Infrastructure: A reliable, high-speed internet connection, a quiet workspace, and a self-driven work ethic.


Preferred Qualifications:

  • Qualia Proficiency: Direct experience using Qualia or similar modern cloud-based title and closing platforms is highly preferred.
  • Industry Connections: Established familiarity with specific county abstracting procedures, tax offices, and municipal utility liens in the Carolinas.
