As the Regional Leasing Specialist (RLS) you will partner with Regional Managers and onsite teams to drive leasing performance across an assigned portfolio. This role develops and executes portfolio leasing strategies using market trends, performance metrics, and operational data while ensuring leasing and marketing initiatives are consistently executed. The RLS provides hands-on coaching, training and operational support to Leasing Managers and onsite teams, fostering a culture built on our values of Pioneering, Purposeful and Positive.

This position requires travel up to 50%, with increased travel during peak leasing seasons and business needs.

Requirements

Reporting to the Director of Leasing, here’s what you’ll be doing!

• Own the leasing strategy for an assigned portfolio by analyzing KPIs, market trends, competitor activity, and operational data to drive occupancy and leasing performance.
• Lead weekly portfolio business reviews with Regional Managers to evaluate performance, analyze key metrics, identify opportunities, and develop action plans.
• Partner with Regional Managers to ensure leasing and marketing initiatives are executed while collaboratively evaluating and implementing leasing specials and concession strategies.
• Hold onsite teams accountable for leasing execution, lead management, follow-up expectations, and marketing initiatives.
• Train and develop Leasing Managers and onsite teams on leasing platforms, leasing expectations, company processes, and best practices.
• Coach teams on effective leasing techniques, including closing, creating urgency, asking for the lease, lead management, customer experience, and tour execution.
• Develop market expertise by monitoring competitor activity, student demographics, and market trends to recommend portfolio strategies.
• Audit property websites, social media, flyers, digital advertising, and on-the-ground marketing efforts to ensure brand standards and leasing effectiveness.
• Review and approve digital advertising requests or provide recommendations to optimize digital marketing strategy and lead generation.
• Support the rollout and execution of company-wide and global leasing and marketing initiatives.
• Build strong partnerships with Regional Managers and onsite teams while promoting accountability, collaboration, and a positive culture that reflects our values of Pioneering, Purposeful, and Positive.

• Minimum of three years’ of student housing, multifamily, or related leasing experience
• Bachelor’s degree in business, a related field, or its equivalent, preferred. In lieu of degree, equivalent experience in residential properties, rental operations, or related business operations is required.
• Experience coaching and developing leasing teams
• Willingness to travel 50% of the time or more during peak seasons
• Strong analytical skills with the ability to translate data into actionable leasing strategies
• Strong interpersonal and communication skills, including the ability to build and maintain quality relationships
• Experience within a fast paced, target driven environment with strong focus on sales and marketing
• Be proficient in working with technology and adaptable to online systems.
• Be proficient in property management software’s such as Entrata, Yardi, Real Page or like systems
• Carbon Literacy Certification or willingness to undertake training
