We are looking for an experienced Real Estate Manager to lead the acquisition of new real estate assets within a specific region to facilitate the continued growth of the EV charging portfolio. This person will work with our Sales and Strategy teams to define acquisition roadmap, project scope, timeline and budget profiles for specific markets. They will be responsible for transaction negotiation, analysis and documentation as well as updating and managing real estate systems and reporting to provide real estate information to other business units in order to facilitate sales, development and operations.
WHAT YOU’LL DO:
- Help establish and maintain EV charging site criteria for different markets and customer segments
- Identify and qualify potential EV charging sites across the region taking into consideration power, land use, and permitting
- Manage real estate broker partnerships
- Coordinate new market entry activities including but not limited to utility, municipality and economic development meetings, site tours, and engagement of consultants
- Perform initial financial analysis on short listed sites and support detailed financial analysis with finance and development team
- Lead lease and purchase negotiations and documentation with support of counsel
- Assemble and maintain market overviews and develop a deep understanding of market dynamics
- Create detailed supporting valuation of selected properties including disposition strategies
- Support due diligence process and risk assessment and mitigation
- Assist in the evaluation of real estate (partnership) portfolios and manage real estate data systems to generate reports
- Perform additional responsibilities as assigned
MUST-HAVE:
- 5+ years real estate transaction management experience.
- Bachelor’s degree (Business or Finance preferred)
- Lease and purchase agreement negotiation skills with financial underwriting abilities
- Self-starter and ability to work in a fast-paced environment with little direction
- Strong and effective team player in working cross functionally and willingness to work outside of core job function
- Ability to manage a high volume of projects with tight turnaround timelines and prioritize accordingly with strong attention to detail
- Excellent skills with technology and work applications
NICE-TO-HAVE:
- Experience with parking, industrial, land or other specialized property type
- Understanding of nuanced land use approval processes
- Familiarity with high power uses and utility procurement processes
- Working knowledge of Salesforce
LOCATION:
Compensation ($90,000 - $117,000): Exact compensation may vary based on skills, experience, and location. Our total compensation package includes the base salary and competitive benefits.
